    MCS solicits people for housing and home loan assistance.  If your house gets posted they will attempt to "help you" with posting a letter on your house that says the house has been vacant or abandoned and reported to the mortgage servicer and what the servicer intends to do.  Then they give you a number and an "IN#" number to reference for their services.

    I got this posting on my door twice. First with this phone number and the second time with 866-563-1100.  If you are working on a loan modification or have been late with your mortgage payments, public records will show this.  These people use this info and entice you to use their services when you call them after they have posted a threatening note on your door that your house has been reported vacant or abandoned.  Don't fall for this.

    Unscrupulous company that believes they can trespass on your property and leave a hang tag notice on your door that your property is abandoned when you're living right inside. They threaten you with changing locks, etc, unless you call them.

    Just remember, nobody except a Sheriff of the Court has the right to be on your property and even he must have proper papers. As far as MCS goes, when you see them on your property, call your local police. They are powerless and most times clueless. Sneaky and snoopy, covert and classless, creeping around with their camera, taking pictures for your lender.

    It's not bad enough living through the possibility of losing your home, you need a 3rd party trespassing and advertising your hard luck.

    When people trespass on your property for purposes of harassment, you can have them arrested. If they are solicitors they must have a permit from your local town or city.

    CALL THE COPS when they come on the property if you don't have a dog big enough to eat the moron.

    MCS also uses the phone number 888-381-7953. They have no rights on your property. Ambulance chasers for loan modifications and the dirty little business of taking advantage of people that are suffering through financial difficulties.

    These guys should be sued.  They can see the house is listed in the MLS, they see the Realtor sign in the yard, they see on the MLS listing that is vacant, so they run out and post notices that make it look like an abandoned foreclosed house.  It hurts the sale & Sellers will get less money for their sales.  I hope someone sues them for it so they will stop.  FRAUD ALERT.

    They really DO need to be stopped! They run around with cameras and sneak on and off the property and try to go undetected. Unscrupulous losers that try to capitalize on people's hard luck. CALL THE COPS when you see them on your property. They have no business on your property!!!!!!!!!!!!!!!!!!!!!!!! Slimeballs.

    These idiots (MCS) left a notice taped on my door threatening they were going to change locks and winterize plumbing on this house I just bought and closed escrow on a little over a week ago. Called the cops, they said they couldn't do much about it. I plan on inflicting major harm to these jerks if they come back, and will report it as self-defense in response to illegal trespassing on my property. I encourage others to do the same. We need to put these people out of business and send a message that legit homeowners like myself won't play nice with these guys. Not in the least bit. I'll treat them as burglars.

    I received a posting from them on a new house I just bought in June of this year.
    I called them to see what was going on and they said that the previous owner had to contact the mortgage company because the mortgage company was the one who sent them out to us.  We paid cash for this home(because it needed a lot of work) that does not matter!!! We have put alot of work, time and money  into this home and it is turning out beautiful.We are not rich people, but we work hard and are very grateful for what we have.  They threatened to change the locks and winterize the pipes.The person I spoke with when I called said he would take all the information I had, but still within 2 days they would be back.  I feel sorry for whoever comes back to my property.  What can be done about this company? What gives them the right to do this to people?  I'm so angry and disgusted that a company  would do this!!!!!!!!!!.
    Especially when we are all trying to do our best considering the economy.

    I also found a house with this notice on the door claiming it was abandon....which it was cause you could tell by the way the windows were cover...I also walked around the house & the back door was open & I could see that the house was empty....how can I buy this house or own it?

    I am unfortunately losing my home.  I am currently renting a small apartment and went to check on "my" house and found that the house was posted and my back door locks were changed!!! I am currently working with the mortgage company to resolve the matter. But this company, MCS, sent an individual into my home, changed MY locks and ROBBED me.  They stole over 1000 dollars worth of tools and electronics from the property.

    We received a notice too! Called Mcs, they can't even tell us what company sent them to place this notice. Does any one know what their motive is? The reference number didn't mean a thing when calling. Are these guys rip off artists or what?

    My property was broken into AFTER I called these guys and told them that I have NO mortgage lender and I own the property for cash. I bought it at auction like some others. My property in Washington state is clean, recently painted, FURNISHED, the power and heat are on, there are flowers growing in he flower beds, and it is a pretty Houston a nice neighborhood.

    These guys are a total scam. The police are investigating here, but the poor contractor that drilled my locks was just making a buck at a tough job. It's the scam artists in Tampa that are at fault.

    I've posted this elsewhere but will also post here, since MCS is operating under multiple phone numbers:

    This company is MCS (Mortgage Contracting Services) and they DO work for Wells Fargo. Wells Fargo reps will sometimes say that they don't know who MCS is, but that's apparently because WF contracts out to a bunch of 3rd parties and reps don't know who specifically is working on your property.

    We are NOT in foreclosure and we'd just made a payment, but Wells Fargo has a habit of sending "inspectors" out to the house every time we pay. Even though we are not in foreclosure, MCS came by the house to leave a notice saying our home was vacant. We had a sprinkler on in the lawn, a car in the driveway, lights on in the house and trash cans by the curb, and it was obvious the house was occupied, but they still left a notice saying the house was vacant and they were going to come by in a few days, break in, change locks, etc. etc. to "protect" the property. They did not leave a phone number to call (which was sketchy as heck) so I called WF first and read them the riot act. They were unapologetic, of course. I then found a number for MCS -- 813-387-1100, which I called to tell them the house was occupied. They noted their account and gave me a different Wells Fargo number -- 877-617-5274, the asset management & preservation department. They also noted the account and were more professional than the main WF number I'd called earlier in the day.

    I'm sure this was just Wells Fargo trying to scare us because we're 8 days late on this month's mortgage, but remember that the system is rigged to help the companies, not the customers. Why is it legal to threaten to break into someone's home when they own it? Even if you're in foreclosure, you have a legal right to occupy your home.

    Bottom line is that these MCS people ARE hired by mortgage servicers and they WILL try to break into your home, even if you own it. Call them then follow up with letters so everything is in writing, document EVERYTHING, file complaints where necessary, and get some good locks like inside door chains to make it obvious that someone is in the home, in case they come by and pretend like they had no idea you were there. Protect yourself, and good luck.

    I would like to clear the air on some of the comments above. I personally have been a subcontractor for HUD, FEMA, and Fannie Mae in the past. In most states when you default on your mortgage payment (even if it is just 30 days behind) the lender will hire a company like MCS or others to conduct an initial inspection of the home. At the initial inspection we are required to drive by the property, take photos and try to determine if it is occupied or not. We are not to set foot on the property until we have been given a clean out order though.If your loan is FHA financed your process will move a little bit quicker than if it was not. When a loan is FHA finanaced it is government backed, so if you default in any way they will immediately send someone to do an inspection. The process varies from state to state. I have worked Georgia, Kentucky, and Florida. Florida and Kentucky take longer because it is a civil court matter. If in Florida or Kentucky, after the initial inspection they will continue to send someone out to do a "drive by" inspection once or twice a month. There again, this person should not be on your property, they should only be "driving by", taking a few photos for the lender and leaving. Once the civil court proceeding is over and it is officially foreclosed they will send someone out to change the locks and remove any items that remain in the property, In Florida and Kentucky the items are immediately removed from the property. If there is someone living in the home then they will post a Writ of Possession from the court and a sheriff should accompany them while that is being served. I cannot tell you how many times I have been to a property with a Writ of Possession and a sheriff and had the previous home owners still living in the property telling me that their mortgage company said that they are working with them and are not foreclosing. PLEASE UNDERSTAND THAT THEY LIE!! They tell you that they are working with you because they do not want the property damaged. I have had homeowners call the mortgage company with me standing there and tell them I'm sorry please remove your items from the property we foreclosed this morning. I have a family and a heart and trust me, evicting someone from a home that they thought they were saving is not an easy thing to do. Now if you live in a state like GA, if you get just a little behind on your mortgage you better do everything in your power to catch that payment up! There is not a civil proceeding required for GA foreclosures, so once you are 30 days late they will file a Writ of Possession and can have you removed from the home. Your home will then go to auction the first Tuesday of the month on the county courthouse steps. If it is not sold at auction then it will go back to the bank. Once it goes back to the bank they will hire someone like MCS to come change the locks and remove any personal property from the home. In Georgia, the personal property has to be placed curbside for 24 hours, then it is removed and hauled to the dump. People that have been doing this kind of work for years know the laws and how to treat people with respect. Reading some of the above comments makes me mad because what some have done is a serious violation of laws and privacy. There is no true training in this area of work so if they do not have someone who knows the ropes training them then they will have no idea how to properly handle these jobs. MCS is just a mortgage service subcontractor, they handle the inspection, clean out, monthly mowing, and general repairs of these properties until they have been resold. They hire subcontractors, like myself, across the different states to do the work for them. They just report the pictures and work back to the actual lenders.
