    I have received a text message today (8/29) from XanProperties in response to my Craig's List ad.  They ask that I respond to http://www.XanProperties.com asap because they would like to make a cash offer.

    I'm thankful for Google and the posts I have found regarding this bogus company.

    My company has been accused of spam several times which came from entirely different sources and people and had absolutely nothing to do with us.

    What you need to realize is scammers are smart these days by using masking techniques to make it look like their solicitations originate from a legitimate company. Then when people file complaints they end up reporting the company and not the actual scammers (who are scamming both parties at this point).

    You need to get to the source to find out where the scams are actually originating from.

    I'm wondering why, when I Google your company, I don’t find any "legitimate" information about your company, just "spam" information, like on this site? I did, as you suggested, check the BBB's website, and you are not registered there under jpe properties. When I visit your site, there are no logos, “about us” section, or any other information to help the consumer identify who you are. You do offer an email address to contact you, but no one who is even slightly computer savvy would do that. Hence the Googling and then finding all of the bad things out there.

    I’m not saying you ARE bad, I’m saying that you certainly appear to be. Perhaps you should work on legitimizing your site and your business a little more.

    I got the same text message from XanProperties but it comes up as WrmProperties, LLC.  I thought it was a scam right off.  We have our listed in Georgia at over $1M.  I also got something similar but in email form from someone named Anne Corey.  When I googled the name, their is a lady with a very prominent firm in New York who works with international investors and apparently is legit.  However, since the email I got had some bad grammatical errors and misspellings, I suspected it wasn't the same person I found online. The scammer emailed the same thing: "Cash buyer for your property.  What is your asking price. Buyer wants to know how much cash to bring with they come for an inspection and walk through.And was I the owner or a licensed agent."    I just emailed back the the asking price was what was listed and asked if the person was a licensed realtor and that I was the owner and the agent.  So be careful of someone named Anne Corey also.

    Received the same message but said to go to www.edproperties.com, email on that website states WRM Properties LLC is the contact,  thought better of replying to the message before searching on google and I found this website

    I received a text message a few days ago from 67553 (realestate) that said: " i'm interested your property and would like to make a cash offer.  please give us the quick details at http//www.Edproperties.com"  (verbatim)

    I've never listed my property on Craigslist.  They took the Mobile number from the internet.
    Out of curiosity I went to the web address, and there's a form to fill out with all your personal loan info, name of lender ect. with an Arm sign at the top of the form that says "For Sale".  Below is the form.  I did not complete the form so I did not hit continue at the bottom to see what else they wanted to know. How can these guys get away with scamming innocent follks who may be very desparate & respond.
    They did happen to text this message to me on my own personal listing, so I knew they were garbage and did not respond.  I am In Washington state.

    "We are interested in your property and will make you a cash offer within 24 hours guaranteed. Please give us the details so we can get back to you. Our investors and motivated buyers purchase properties in all 50 states (house, apt, commercial, land, etc.)

    I got a message today september 14, it is from 675-53(real state), and told me to go the website www.edproperties.com. I think it is a SPAM for people who post in craig list. Is there a way to denounce this? i am from CT.

    Mark at Xanproproperties is still out there.  Just got a text message myself.  I googled the name and it doesn't exist.  Just deleted the text message.  come on just get a life!

    Same message.  Cash offer.  I'm a Realtor and have several properties on Craigs's list. I highly suspect this is where they are coming from.  Have also gotten e-mails or texts from people who are using the same gimmick but who are obviously foreign because of their use of the language. Can't imagine how anyone would benefit - except if they pull out of the deal and get earnest money back before the bad check makes the rounds. Often they are several levels deep so that it takes a long time to find out the check is bogus.  "CASH" is the key word they seem to use.

    Got the same text from a Craig's list post.  Tried to email Mark@XanProperties.com - came back as not deliverable.  Also, the company listed VhmProperties.com didn't seem to be correct to buy real estate.  Think their gimmick is to get you to text back and you are charged a fee through your cell phone provider.  Read about this scam on Internet.  Not sure, but I just typed in STOP and hit return.

    I received a text from your office re: property my sister and I have on the market in rural north Florida. This tract is some 111 acres approx. 35 miles east of Tallahassee on US 90. It cocsists of raw woodland with mostly pines and some hardwood trees. There is the remains of a once productive pecan grove. Game wise there are deer, turkey, some quail and a few ducks. There is some wet areas but most of the property is high and dry.
