- outlawstarFound this note on my front door thats never used. Been there almost a week given the date written on it. I behind on my payments but ive already worked out a repayment plan with citimortgage and have made my payments on time. They have both my phone numbers ,my email address on top of my po box address. Theres no reason they can reach me.. im inclined to believe this is a scam and God help the person i catch leaving this sh*t on my door.

I called the number and the first thing that they ask for is loan number or SSN.

I'm 99.9% sure that this is a scam, if it was citimortgage the option to reach a representative/operator should be there without giving out your information. - Telling It Like It IsI work in real estate processing contracts for, among other things, short sales. I am not an attorney. I do have the benefit of years of experience in home ownership, and have worked with hundreds of clients, from homeowners to Realtors. Take my advice for what it's worth.
There is NO WAY for anyone other than your mortgage company to know if you are delinquent (until it goes to court and the matter becomes public record, usually during foreclosure proceedings). So if you ARE delinquent, and get one of these door tags, then yes, it probably IS your mortgage company prompting the visit via some 3rd party errand service.
Is it a bullying tactic? Yes. Is it meant to intimidate you into paying? Yes. Will your mortgage company deny they did it? Probably, or the cubicle reps you talk to when you call have no idea their company is doing it (left hand doesn't know what the right hand is doing).
But do the mortgage companies have a RIGHT to verify the house is still occupied, leave a note on your door, and even peek inside your mailbox to ensure you're still a mail recipient there? Yes, and no. They can do everything but open your mailbox, which is a Federal offense (call the cops, and your post office, if you see someone doing that).
Also, it is illegal for the individual to identify themselves as anything other than who they are, especially these people using the name "Ranger" like they're some sort of law enforcement, or saying they're with your insurance company, etc.
And if they mention to ANYONE (child, neighbor, roommate) that they're leaving the note because the homeowner is behind on their mortgage, they have violated the Fair Debt Collection Practices Act (Federal law) because they're discussing confidential account details without being able to verify the person they're speaking with is the home owner (something only your bank can do by way of your SSN, etc.).
That said, it is also possible that scammers are taking advantage of this type of activity to con vulnerable or ignorant homeowners. Be alert! But this might explain why people who are NOT delinquent are getting these little notes on their door. Or, it's possible the errand boy just put it on the wrong house by mistake.
Bottom line: this is your property. Yes, YOUR property. The bank might hold the deed, but POSSESSION is 9/10 of the law, meaning you have a right to what the law calls "quiet enjoyment", that is, the ability to live there free of harassment from government or private institutions, even if you're delinquent, until a judge says otherwise.
So if you see a shady character on your property, tell them to leave and that you forbid them to return--they have no right to be there. Tell them you will consider any further visits by them or their organization to be "criminal trespass" and they WILL be arrested. If they protest, tell them you have absolutely no way to verify their identity, and since they can't PROVE they're with the mortgage company (they're not--they're a 3rd party) they have no right to access your land or home.
Then (and this next part is IMPORTANT) get out your mortgage statement and call THAT telephone number (not the number on their door card). TALK to your bank, people. Make sure you're current. If you're not, get on a payment plan or apply for a modification. Most banks will want to see that your monthly expenses (all of them total) fall within +/- 5% of your income before they agree to a modification (they won't tell you this magic number, but that's what it usually is), but it is possible to get help. Be nice to them. These are just kids working in a cubicle. They will help if they can, but are unlikely to if you are rude to them (wouldn't you be?).
If you are losing hope, seek counseling. Stay away from credit repair companies, loan negotiators (except for Project HOPE, which is a federal non-profit), and anyone who advertises on late-night TV. Check out Dave Ramsey, who has a national radio and TV show on Fox, and is a terrific financial expert. Read his book. Talk to your family, your pastor, your friends--no one coasts through life without tripping up occasionally. You might not need a handout... you just might need a hand. But you have to be proactive about your financial issues. Because if you do nothing, that's what you'll get.

This is NOT a scam, it is just the banks duty to protect their colateral. You guys will be surprised to find out the number of people just walk away from the homes whithout giving the banks any kind of notice, sometimes even leaving the doors opened. This is exactly what we are in field to do:
We are in field to each house every month just to make sure that someone is still occupying the property because when people are behind on their mortgage payments, a lot of them just abandoned the property even before the house is foreclosed on. Many of you probably know that. Vacant properties attract all kind of problems including city citations for overgrown yard or junk in the yard(the bank has to pay for the citation if the house is vacant), people leaving the utilities off will cause all kind of problems like flooding in basement, freezing and busting water pipes, mold around the house. One more thing, a lot of the times people even leave the doors opened which can cause a lot of problems for the mortgage company.
Whenever I am at the property, I try to explain everything but there are a lot of hard head people that do not want to listen to anything. The reason we leave that brown notice on the door is that it makes people think that they really have to take care of this mortgage. So the mortgage companies get 2 jobs done from us in one trip. His name appears on the Collection Letters you may be receiving, although he actually works in Ft. Mill, SC.
His name is on the letters not because he delivered them, but because of his job title.
If you get a letter from him on your door or in the mail, it means that CitiMortgage believes you are in default on your mortgage. I know this because we entered the loan modification process and while the HAM people within CitiMortgage told us all was well and just to hang in there because they were super busy, the Collections department decided to report us as 90 days late on our mortgage. We never got a denial letter or call from Loan Modification, we just got a letter from collections/loss mitigation saying that we were 74 days in default and owed over $5700 now. The funny part is that we weren't behind on payments when we entered loan modification, we made all trial payments on time and as requested. The difference between my trial period payments and the normal amount was only $180 a month. We made 4 months of these before being handed over to collections with no notice. We did realize that we'd owe the difference if we got denied, which equals just over $700, not the $5700 they are reporting.
Come to find out, CitiMortgage made an accounting error and deducted money instead of adding it to my account. For over a month we have been trying to remedy this and we have full documentation from our bank that everything has cleared. We've spent hours upon hours on the phone with CitiMortgage. You rarely get to talk to the same person there because they say they'll call you back and never do. Ask for a superviser or manager and you get hung up on, transferred to a bogus superviser, or they give you a phone number that doesn't work. It is easy to spend four hours getting passed from person to person and department to department. We finally had to get a lawyer as CitiMortgage is threatening to forclose on our home. We have never missed a payment and we have paid back the amount we owed after being denied the loan mod. I have to laugh at the collection letters that arrive that say the best thing we can do is talk to them. I've done nothing but talk to them, just to be run in circles by this company.
Bottom line, even if you think everything is fine with your mortgage because CitiMortgage's Loan mod or refinance department says so, think again. One hand has no idea what the other is doing. If you are getting collection calls while you are in loan modification and even if they tell you that this is just a computer glitch - be assured that it is not okay. If you get a letter or doorhanger and it is signed by Ranger Fairbank, it means that you have big problems with CitiMortgage and ones that aren't easily corrected, whether they are your fault or just pur incompetence by CitiMortgage. Even If you think everything is fine because you're not behind, just check your credit report and you'll see. - ex-employeeThis is regular Citi procedure. Is ok for people to be cautious but you should check with Citi as well before turning stuff to the police. Find a Citi phone number from their website to make sure its valid and call it, they will let you know that it is valid.

I NEVER get a direct answer as to the amount, the reason why the amount is different from what I show, and what their computer system shows.... not only do you get no direct answer, you get transferred from department to department, and never get the same answer. These people have a serious LACK of communication within their company. So don't assume that people aren't calling!

- This is a Scam!| 4 repliesFirst of all, why would CitiMortgage call your house and ask for information that they already have on file,specifically,acct.#'s & SS#'s. Second, whether you have been behind, refinanced, remodified, or facing foreclosure, Citimortgage will send out a letter either by postal service, which confirms that payments have been made and drawn from your bank acct.(Western Union SpeedPay),or by FedEx or UPS, which you will have to sign for. I know personally that for the remodification program, all documents have been sent to us by UPS, which shows that a person is still living in the home, and the signature proves that to the mortgage company, and is occupied.
Third, if you have received your 1098 Tax Statement from the mortage company, then that shows that the property is being occupied, and is proved, when you file your taxes. So, what is the purpose of sending someone out to take pictures of your home, call your house, and leave fake door hangers on your door, if they know that you still occupy the home, and making your monthly mortgate payments on time, when all they have to do is use the info I provided above, for proof.
The legitimate numbers that I have are, 1-800-667-8424 (Refinance),1-800-283-7918(Main), 1-800-374-8814 (Modification Loan Program). Beware, because they are reading these posts, and replying to them to make themselves look real!- Caller: CitiMortgage

I am in contact with CM regularly, got my 1098, and entered an assistance program with paperwork that was mailed, signed and returned via CERTIFIED delivery. This brown envelope business is a violation of privacy and I now keep a baseball bat in my doorway - if I see any strangers approaching my door or mailbox, you have been warned!

- sparkview replies to RRTX| 1 replyFrom what I have been told, Ranger Fairbank is a Dir of Operations with Citimortgage... it took 3 -5 page letters to get me to that name, and if I started to explain all the troubles we have had with Citi since starting a loan mod your mouths would drop open and you just would NOT believe it.
Ranger Fairbank's name was given to me by a rep who was afraid to give me HER ID number. I am absolutely freaking shocked to see all of these posts here about this person and alleged actions. Now I have to wonder if the rep just gave me the name / address and number to shut me up. I have also sent a complaint letter to the Federal Banking Commission. This modification process screwed me up more than you can imagine.... I wish it would all go away and now?
