You can have some fun with the "home buyers" (be they scammers or house flippers) by replying in a way that just messes with them.
I will reply one of two ways:
1.    Tell them I am willing to sell and then quote a non-negotiable price that is 50 to 100 times the current market value of my home.  I also tell them that it has to be a "cash only" sale and that I will not accept any denominations larger than a $20 bill.  Plus, for "security reasons" the transfer of the Title for the payment must take place in the lobby of my local Police Department.
2.    Tell them I am more than willing to sell, but I will need to check with my wife, and probably my landlord first.
I do make it a point to be polite and civil when I reply to them, although if they are smart, they can read between the lines to know what I think about them for making such an unsolicited inquiry.
(I cannot say this will work for everyone, but I have not had to do this for several months now.)

(It can be even more fun on the rare occasions when a local "Realtor" sends me a written letter asking if I am willing to sell my home.  Then I get to send them a long, very detailed list of absurd "non-negotiable conditions" to go along with my absurdly inflated "non-negotiable sales price".)
