Received a call from Hypotec Lending on the 24-25 of April 2008 about re-financing our property. Talked
with a person name Anne Udoh (877-847-8047 ext. 2232). She was going to talk with an appraiser and get back to me on Monday
with re-finance possibilities. On Monday April 28, 2008 I got a call from a Chris Channel (877-847-8047 Ext. 2233)
who said Anne Udoh was out "sick" and he was her "supervisor" and was handling her loans today. He told me that he talked with two appraisers
that would appraise my property at the value we needed to do the loan and I needed to send him a "Borrower's Authorization" and many other
personal information documents such as social security numbers, bank statements, copies of loan documents, etc.
I complied with all his requests, sent him much personal identity information required to proceed with the proposed loan. He sent me an email
saying he was calling me back by 3 PM. He never called. The next day I sent another email requesting he call me. I soon received a phone call
from another person called Sacha Berdugo from their "Loss Mitigation" department. How I went from doing a loan, having a 740 credit score, to
needing "Loss Mitigation" in one day I cannot fathom so I immediately became suspicious. This guy was so agressive, high pressure and heavy
handed that I knew immediately I had been scammed. He gave me this story that the appraisers made a "mistake", and now I was "upside down"
in my property and the only way out was to "hire" his loss mitigation department at a fee of $2,000 to "re-negotiate" my loan. Claiming a "98%"
success rate he tried to high pressured me into signing an agreement to let him "represent me" to renegotiate my mortgage. The agreement is
really scary AND he refused to provide any guarantee in writing or refund should they NOT be successful in re-negotiating my loan. Of course at
this point I declined any further involvement with these guys and demanded that they shred all my documents. The experience was so scary that
we immediately upgraded our Identity Theft Protection service.
One thing I noticed with these people is that they never put anything solid in writing, it was all verbal over the phone, so of course they can deny
doing anything inappropriate. True Lending Predators. - Ben Perez replies to NeverAvictim| 1 replyI would like to start off by saying that we do not use tactics to get anyone's information.
In this situation we were given a value by an appraiser and the next day, we were contacted by the same appraiser to let us know that he had given us the wrong information.
In regards to proceeding with the refinance, we are not able to do it simply based on the fact that there is no equity in your home. It has nothing to do with you or your wife's credit scores.
The alternative to refinancing, in a situation like yours, was to speak with our Loss Mitigation department to discuss possible solutions.
At this point, all of your information has been discarded.

I called Countrywide about a possible refi on 6/6/08 and of course they couldn't help me, but on 6/16/08 Hypotech called, a Katrina Samuels ext 2246, stating the same thing but i didn't pu in an inquiry to them she stated that a gentlemen would be calling, haven't heard anything. That is why I am doing research on them now. I believe that Countrywide sold them the information and it is all a scam.
- Appraiser replies to Ben PerezIf you received a value in advance of an actual appraisal you were breaking the rules, along with the appraiser who was in violation of USPAP. That seems to be the game you play -- wanting to know the answers in advance. I have received calls from you wishing for me to do an appraisal -- and to tell you the truth I wouldnt do an assignment with you even if I were starving for work. Many complaints appear all over the internet and it tells me that your business approach is less than professional. This seems to be a problem whereas FHA appraisals are concerned also. Small taters players like you are able to sell to HUD but nobody really sees your tactics. In no way will I ever place my practice in a position of liability whereas your company is concerned, and I urge all appraiers to take a close look at the stacks of complaints against this company before deciding to do an appraisal -- but of course they arent looking for an appraisal they are looking for a comp search with a pre-determined value in mind.
- Edie - Baltimore, MDI've received 2 of the same kind of calls as above on my cell phone. The man said that my loan was transferred to them (Hypertech) from Countrywide when, in fact, I never even applied with Countrywide. He then asked who my second mortgage was through and I don't have a second mortgage. My ONLY mortgage is through HSBC. He asked what was my current interest rate so I told him. He then said he'll speak with his manager about getting me a lower interest rate and then hung up. I, too, believe this is some type of scam.

- friken out overe hypertec replies to Jill| 1 replywe have been dealling with this comp. for about 5 mounth's and got my wife's bank info. and all her personal info. and had us pay to get the aprasel 450.00 and told us thay would pay us back. and the last thing we heard was the papers where with underwiter and that was 0n 10/10/08 and we have called them like 20 times and tryed to call custurmer service about as much and no 1 will call us back im freaken out with all the info thay have that can do just about whataver that want with my wife's life on paper. and to beat all we where on the right trak with rebilding her credit and hade not miss 1 paymint in 2 years to out home lone and on there say so we did not make a paymint thay side the papers would be going in eneny day so it wpuld be ok. thank god we pade off some othere stuff and did not leav the $ in the bank who nows what would have happend if we did . eneny way i dont no what to do or who to call for help . plz if eneny 1 out there can help us out to get started to get this comp. closed down or there name out there so othere ppl. dont go throu the same thing ass we have it would help us alot and alot of others out there and thers more just dont have the space to tell you avere thing we have go throu becouse of thes ppl. thx for the help. - omg im freaken outwe have payed for appraisal 450.00 and was told thay would pay us back. did not make on mortgage . being told the pappers where just days away from us singing .was told not to pay credit card thay where paying of with lone money . and 5 months later and all are info. bank .ssn .mortgage papers.and are home Insurance is with a comp. we do not no it was changed with out are noing . and thay will not call us back 10/10/08 was the last time we talked to eneny 1 plz. some 1 out there help me where do i go to get this comp. shut do for freud. or to let othere pll. no do not use them your life will be tore apart.

- David CecilsFirstly I wanted to say that Hypotec dealt fairly with me. They said it would take 30 days to get refinaced, but it actually took 37 days. Although it may be partly my fault in getting them the paperwork they needed.
In any case, hypotec dealt with me in a professional and couteous fashion. I know they have been in business for several years, and they truly did get me a better rate.
As a side note: this guy Adam that keeps on posting the same line over and over again. This smells of 'intentional badmouthing' . If I would make an educated guess I'd say he probably works for the competition. Or has a personal grudge of sorts.
