Go to Google and type in search your (county's name) auditor property search and websites should pop up for you to choose. As long as you have an address....they can find out your name and purchase price for each time the house has been sold or financed.

- Lucinda| 8 repliesSo I'm conflicted. Many of the posts say they got results and it was not a scam and others said "totally a scam." I called 1-877-670-5577 and spoke with "Heather Bigelow" #1-877-576-5561, ext. 5252. She encouraged me to check out their website "consumerservicing.org prior to giving her any information. According to the BBB they have an At rating but are NOT accredited. I am not entirely sure of the distinction here, or even if there is one. I do know that 2 of the primary mortgage lenders that they mention we have had mortgages with in the past few years. Is it worth giving them the info? I don't know at this point. Has any on ACTUALLY received a refund from this company (without a name on the letterhead) with the above phone number or not? Thanks for any replies.

You need to understand there are true and false, positive and negative, posts on many 800notes pages. Scammers write fake-positive posts to support their scam while people like me try to help victims out with true-negative posts. In this case, the scammers seeded and flooded most of the top half of the first page with scripted scammer chatter to explain how the loan audit is supposed to work. This is just the scam-story to mislead you, what will actually happen will differ from what they describe. I've read plenty of fake scammer posts on 800notes and these reek of the same. The A+ rating being raved about is not germane to the discussion. Madoff scammed $billions from victims and he was held in the highest esteem for *years* while his Ponzi scheme was running strong - so much for ratings! They keep bringing up the A+ rating because they have nothing else to hang their cap on. You need to look at what a loan audit can do for you and the answer is not much according to the FTC. I strongly suggest you heed the FTC's warning. - winkwink! replies to Rustylove this idea!!

Both Administrative and Technical Contacts list United First Financial of Utah (the ones who brought us the totally unneccessary Money Merge Account). The Registrant Contact listing has several problems:

The USPS web site has no zipcode for 123 Main St. or just Main St., Anywhere, UT which means either Main St. or Anywhere or both does not exist.
Yahoo maps cannot locate Anywhere, UT.
At first I thought maybe "UT" was a mistake and he intended to list "OH" which would be consistent with the zip code but this can't be either because 801 is a UT area code. Either way, phone and fax numbers are invalid because 123 is an invalid exchange. If you call that number, you'll get a number-cannot-be-completed-as-dialed error message.
jdinc.com does not show up on a google search, i.e., it's not a live website so it's not clear if email addresses to that domain exists though it is currently registered.
It's very clear the Registrant Contact info is all fake. Why? To provide plausible deniability for UFF?
THIS IS A SCAM AND ALL POSITIVE POSTS (like yours!) ARE SCAMMER SHILLS'. - bobbylook into the other companies that these people run.

- allyn k.| 3 repliesReceived a call from Accelerated Equity Development, 603-214-3654. Talked to Diane who explained they could recoup funds from Mortgage Co for overcharges on home loan. Their charge is $149.00 thru 2/21/11 then goes to $249.00. If they find no illegal charges they would refund any fees I paid. If it sounds too good to be true, it usually isn't. Is this for real or is there so called a plus rating just another scam?

- anonymous replies to allyn k.| 2 repliesThis is a scam. The fee is for finding something wrong with your loan, meaning your loan papers are imperfect. Let's think about this is terms of something that's easy to understand - would you pay me $149 up front with a money-back guarantee to audit your roof? I bet I can find *something* wrong with your roof like a loose shingle and keep the $149. I'm basically betting you don't have a perfect roof but in reality, few imperfect roofs leak. The money spent on the vast majority of imperfect-roof audits is wasted money, ditto for imperfect-loan audits. Also, if they guarantee a refund, why do they need you to pay up front? If they say they don't work for free, that makes no sense because if they find nothing wrong with your loan, they'll have to give you your money back anyway so they *would* be working for free. Why not you pay them with grateful thanks if and after they find something wrong? The answer may be they don't intend to refund money come hell or high water and with your $149 in hand, you may be susceptible to additional schemes to part you from more of your money. The FTC has some warnings out on loan audits, just google "ftc.gov loan audit scam"

- Christy replies to Lucinda| 4 repliesI received a letter today (2/24). I had a different number 1-866-688-5904 and a person gave me the same number as you different ext. (1-877-576-5561 EXT. 5207). It doesn't have enough information for me. Most legitimate companies give more information. I'm not even sure where the company is located. I'm skeptical of the notice expiration too. Scams usually try to make you act fast. I'm pretty sure it's a scam.
- Nancy replies to RogWe got a letter from the PO Box in Sandy Utah on 2/23/2011. Boy did the red flags go up after finding no company information and ony a PO box for an address! I doubt it's worth the paper it's printed on.

- Dont scam meThank all of you legit posters about the "You may be owed a refund of several thousand dollars on your mortgage" letter. This smells realy bad !!!! For one thing there is no company letterhead on the envelope. The toll free # they gave me is different from the posts I have read (1-866-259-0031) and my mortgage is in my wife's as well as my name, and the letter was addressed in my wife's name only ! After reading the posts, this letter went straight to the shredder !

- Josh replies to RogI called and they said it was $149.00 to do the audit. I said I would pay $100 and they could refund me the whole $100 if they found nothing... sounds fair enough. The gal said she has a special offer that expired tomorrow, she wasn't suppossed to tell me but would anyways... she said if I paid the whole $149 up front and they found nothing they would be willing to refund the whole $149. Like others have said, they will find SOMETHING wrong and keep the money.
