    Just an FYI - the FTC in warning consumers of a scam that professes to help homeowners avoid foreclosure and is supposed to help facilitate loan modifications, etc.  Please read through their entire dialogue that you indicated, I just did and it is completely different from the "mortgage audit" that is helping recover hundreds of millions of dollars for homeowners that have been overcharges because of errors made by mortgage companies in entering changing data during the life of a mortgage.  The service is two entirely different services and the Accelerated Equity and Development firm is definately an A+ company that helps their clients not only recover money that is rightfully theirs, but educates them so they keep better track of their money in the future.  Now tell me, what kind of company is that?  And all for $149 that is refundable if they find no errors on your mortgage.  The other issue - is that Mortgage companies would likely never refund your money if a "mortgage audit" was never done.  Incidentally "mortgage audits" have been conducted since 1985.  So it is not a new thing - just a service that is seriously needed in today's mortgage arena.  Bottom line - the idiots that say it is a scam have never done their research - just believed the ranting of mindless lazy morons!  Enough said - go to their web site and do your own research.  www.consumerservicing.org.

    I get as much as 3-4 calls from this number a day. I have not answered. Now I received a letter from them saying I may get a large refund on my mortgage. I looked up info on the internet to find many others are having the same problem. I do believe this is a SCAM. Others who have called the number say the company wants $149 up front to check to see if we were overcharged on our mortgage. The next time they call, I will answer & tell them they are a SCAM & not to call me anymore. I will also tell them I have reported them

The warning states "The "auditors" say you can use their report to avoid foreclosure, speed the loan modification process, reduce what you owe, or even cancel your loan. In fact, there's no evidence that forensic loan audits will help you get a loan modification or any other mortgage relief." You deliberately left out "reduce what you owe, or even cancel your loan. In fact, there's no evidence that forensic loan audits will help you get ... *ANY* *OTHER* mortgage relief" (emphasis added) which would include AED's alleged refunds for alleged "errors."
    "And all for $149 that is refundable if they find no errors on your mortgage." only reinforces the advance-fee nature of this scam. If it's refundable, then why the upfront charge? Who determines the legality of the error? AED? The borrower? The lender? What if the lender disputes the error? If AED is willing to refund, why not charge after the homeowner confirms it with the lender? The answer is *some* stupid, irrelevant, perhaps even false, error will be found that voids the refund.
    Re. "companies would likely never refund your money if a "mortgage audit" was never done," many "errors" are minor and irrelevant and simply not worth pursuing. Even if a substantial $error is found, the homeowner will have to hire an attorney at $hundreds/hour to sue the lender with uncertain outcome.
    Here's an example of a minor error I found on my own mortgage papers: I discovered the lender had used the ROUNDUP function on the interest calculation in the amortization table. What this means is, on the average, the lender will unfairly gain about 1/2 cent of interest on about 1/2 the mortgage payments. For a 30-year mortgage, that's 0.005*30*12*0.5=$0.90. Whoopee! The lender has a legal, signed mortgage note in hand and will tell me to sue them to have it amended. Shall I hire an attorney at $hundreds/hour to try to recover ~$1? AED would have found this ~$1 error and kept my $149. See how useless a loan audit is for the average homeowner?

Loan audits fall in the category of scams that sell a works-but-superfluous product/service using scam-marketing. The scam is in the marketing, not the product/service.

    Who is United First Financial? UFF is the company that brought us the works-but-superfluous $3,500 Money Merge Account which is software advertised to "save" $thousands in mortgage interest costs, the rationale being it makes sense to spend $3,500 on a product to "save" $thousands in interest. You can "save" the same interest costs on your own for free by making extra principal payments every time you make your regular mortgage payment - exactly the method used by the MMA but it claimed a secret algorithm was responsible for "canceling" mortgage interest. The truth is interest=rate*principal and since the rate is fixed, the only way to reduce interest is to reduce principal, and the only way to reduce principal is to make early principal payments. Why pay $3,500 for works-but-superfluous software when you can accomplish the same on your own for free? Want me to show you a better way to tie your shoelaces for $3,500?

    Well done everyone.  It's really sickening that companies like this can send thousands of letters daily, along with whatever cold-calling they are doing, and completely get away with it.  I have a masters degree and a 6-figure income, and I almost fell for it.  The lady on the phone was very reassurring throughout the conversation.  At the end I told her I have to do some research before I let you go forward with any audit on my mortgage, as I've never responded to a letter like that, especially one that didn't even have the company name or address.  I hung up still having a thought that there really wasn't any risk...if anything I'd get my money back, provided I know how to contact them or report them if there was trouble.  Then I came right to this thread.  Glad I did.  You all are right.  This is a scam.  They aren't refunding anybody anything, and may find a penny or nickel wrong in somebody's mortgage just to justify keeping that money.  Whoever is running that show is no better than any other white collar criminal.

    I spoke to someone today regarding this and I told her I would do it after I check with the BBB to see what they say.  She assured me they have an A+ rating with the BBB BUT I cannot call "their local" bbb since on their letterhead it doesnt state the city they are in.   I guess if it sounds too good to be true it is, but I also was thinking if u charge it to your credit card and its not true they can reverse the charge?

    On BBB rating: Why would any company fail to put state or city on a letter? Trying to hide? When you had the scammer on the phone, could you not have asked her state and city? Seems to me any reputable company with an A+ rating would *invite* potential customers to view their BBB rating on the net instead of hiding it.     See that last line "Additional DBA Names: ACT ?" Why does AE&D hide behind a DBA name? After all, AE&D is listed on the BBB under "Forensic Loan Audits" business category. The answer is using a DBA makes it hard for consumers to find the real company AE&D because the search engine on the BBB website isn't very capable. Hide! Hide! Hide!
    Their website consumerservicing.org has a scammy registration --- I've posted this several times in my replies to Helen the shill on this thread. BTW, zip4.usps.com found the McDonald's with street address "13628 S 200 W" and the Burger King at "147 E 13800 S" but *NOT* AE&D at "13065 S 120 E," Draper UT. Could AED's address on the BBB be a scammy *BAD* street address? Will paper mail fail to reach AE&D at that street address?
    Also, AE&D's BBB rating says "BBB does not have sufficient information to issue a rating on this business." Could the scammer have lied about the A+ rating? It's *NEVER* a good sign when a company uses a DBA and hides city and state to deter consumers from looking up their BBB rating independently and *LIES* about their BBB rating to the consumer.

    On reversing the credit card charge: No, the card issuer probably won't and this is *exactly* why AE&D wants to charge victims up-front so victims have no chance of getting the charge reversed. It's very difficult to get charges reversed for works-but-superfluous scams like your mortgage loan audit and you know it. Want to pay me $149 up front to inspect your roof, refund guaranteed if I don't find a problem? I'll find a loose shingle and keep your $149 even though the loose shingle isn't causing a leak in your roof. Your card issuer won't reverse the charge because you authorized me to charge to it and I fulfilled the terms of our contract which is to find something wrong with your roof and I did find a loose shingle.

    It stated t he same as others and was about a house my partner owned in Sandy, UT nearly a decade ago.. Kind of creepy actually.

    The number on the letter is 1-866-259-0031 and then an eligibility number.


    This is an obvious same ... what's more creepy is how did they get our address in another state?

    On the right of the letter it does have ACT (trademark). I can't find any other identification on there for this company, but as others have mentioned a search of the address who. who they are.

    BEWARE... this IS a SCAM.

    I received a letter the other day.   I read through the letter, but noticed there was not an address, which most companies who are reputable, would  put more infromation.  I called the company, and spoke with Matthew.  I asked him numerous questions, which he answered.  I asked for the physical address, and he gave it to me, and he gave contact number of 877-576-5561.  I told him that there are so many scams, and I needed to research his company prior to paying the $146.00, which would be refunded if they did not find a refund.  He encouraged me to go to the BBB website, and look for infromation on their company.  I could not find their infromation based upon their address.  However, I did go to Rippoffreport.com and did not see anything on their company.  I am not sure what other names they might fall under. I do know their address is:

    I asked him if I could pay by credit card, so I could dispute charges if they were a scam.  He told me yes.  However, I am not going to give credit card information over the phone if they are, indeed, a scam.  I would like to try this, but I do not wish to give them my SS number, and credit card information.  Basically, any company who does not have a letterhead, or limits information on their whereabouts on a letter, are probably fake. He seemed a little nervous when I told him I was going to research the company, and that any legit company would not ask me to take the offer right away.

    They can't take it out of the  refund because they don't actually get the refund for you from the lender.  They send a report to you showing the error, and you have to contact the lender to seek refund with the documentation provided.  On their website, it is indicated they have services which can help you get you refund.  I wonder if they charge for this too. Read the FAQ on their website.
