I received a call this evening also from Mike Jancyak saying that he had a buyer for our property in another state that was willing to give us 4 times the value of the property.  I questioned it and so glad that I googled his number. I found this chat page interesting and sad both at the same time.  Sad that people like him don't have any morals and are obviously too dumb to get a real job and make money by EARNING IT!!!!

Received a call from an individual identifying himself as an agent for
US PROPERTY SERVICES. Call was regarding some property I own in Rio Rico AZ stating they had a buyer for it and asking me to send them an upfront fee of $684.00 before I would get followup oaper work confirming the sale. I told them I would research their company before sending them any money and suggested they take their fee out of the check from the sale of the property. The reply was that they were not allowed to do that. After researching their telephone number I reached this site and agree it appears to be a scam. I called and told them what I had learned and was not interested in their proposal.

Male caller wanted to know if interested in selling property in Arizona; he offered $18,000, plus $1,600 processing fee.  I took his number (1-888-822-3583)and told him I'd call back if interested.  It sounded like a scam, particularly since I had recently received an offer from a local Arizona compamy to purchase the same property for $555. There needs to be wide and loud publicity regarding these people.  The states involved could really perform a service by sending a letter or email to those absentee landowners of undeveloped real estate within their jurisdictions alerting them to these scams. Yea, I know, it costs money.

We own some lots in Mississippi and received a call from a Kelly and then a James Bandy.  He wanted about $800 up front to cover closing costs to sell our three lots. I work for a real estate company and assure everyone that is is not how real estate transactions work!

D & D Vacations regarding my property in Arizona.  If I was interested to call this number (888)822-3583.  Instead thought I'd check it out on the internet finding all negative comments. Thanks to the internet and peoples comments it definitely is a scam, hence no call back was made.

Desperation must be setting in: 01/08/09, 01/09/09, 01/14/09, voice mail also on 01/14/09 (twice) and again today, 01/20/09.  It was Tabitha and jeremy leaving messages.  Jeremy had a couple of people interested in the area and Tabitha wanting to know if I was willing to sell my three AR properties.  I was offered $15K for each property when I did answer on 01/08/09 and I told them IF I was interested I would contact them.  Caller ID identified calling numbers as 727-231-0096, 727-490-1473 and 727-490-1474 - all messages advised me to call 888-822-3583 either extension 224 or 211.  I never gave them the opportunity to spew their speel :-)

I received a call this morning, 1/21/2009, on my answering machine from a woman named Kerry, who said that she was from US Property Services.  The callback number she gave was 888-822-3583 ext 221.  I am thankful that I did a google before returning the call.

my mom got a call from this company also , was really sad that they would do this to people , my mom is a very smart woman and wouldn't have done anything w/o checking first .. my dad just died in July and my mom is still mourning him and they caught it , she paid $600.00 to them off her CC and I decided to check it out , sure enough , it's a scam so I called her and told her to call the CC company and stop the transaction and they did stop it and are doing an investigation on the company .. so all please be aware!

On 3/5/9 I had massage on my phone to call a Vernon Hastings US Property Services @ 888-822-3583 that he was intrest in property I own in South FL.
I did not and will not return there call. I am thankful for sites such as this one.

A man called re: my Lehigh property.  Said he had a buyer who would pay $43,900.  All I had to do was pay $891.00 for document fees.  He said I would be reimbursed, since legally he could not take any money from me.  Claimed he was a lender for the buyer and would get the money from him.  I said I would call him today and give him my answer.

i used to work there, ya i left cuz they were a scam. they told us agents that they were selling property... little did we know. i am so sad to read all of this. the man running the operation is danny coots a.k.a thomas daniel coots. 100% SCAM DO NOT DO IT PEOPLE. THEIR ARE LEGIT COMPANIES OUT THERE THOUGH. JUST GOTTA FIND THE RIGHT ONE. I HAVENT.

United States Property Service 888-822-3583 is an absolute scam.  My father has property in Fl. A "George Leonard" called him and told him he had a buyer for his property  which by the way was NOT advertised for sale.  My father decided to sale and told him what he wanted for it and the guy told him he would pay him more than what he was asking but needed $150.00 an acre up front to secure the contract.  My father told him he didn't have that kind of cash on him so the "George Leonard" offered to split the cost with him.  It's like Wal-mart splitting your grocery bill with you it just doesn't happen! Before any transaction was made I looked these cons up and luckily no money was exchanged.  DO NOT FALL FOR THIS NONSENSE! REAL ESTATE PEOPLE NEVER WANT THE SELLER TO PAY ANYTHING UP FRONT.

Spoke with "the Director" George Leonard, who offered to sell property in Fairfield Bay, AR for $15,000 guaranteed, if I pay $750 up front.  Tried every sales trick in book, including insulting my intelligence, manhood, etc.

Called and left a message.  I called back and was told the manager Ron White would call with details.  He did.  Said he had a buyer willing to pay $126,000 for my Nye Co. Nv property.  Said they take care of all the paperwork and I'd get a cashiers check for the amount.  Then quietly said he need $891 today which would be refunded at closing and he'd send me the contract.  I told him I had no problem paying, but not before the deal was set.  Suddenly, there is noise on the line and then it went dead.  I've also been approached by "VacantLand.com" as well with a much lower figure and a higher cost.  Thank you all for your comments.  I'll pass on this.

Amanda with Property Services in Florida called about a lot we own in Arkansas on a golf course.  Said she had investers lined up that were looking for lots in Arkansas and wanted to know if we would be willing to sell our lot.  I told her she would have to talk to my husband and took her number.  Husband didn't call Amanda back immediately and she left another call on our phone mail.  After reading the above posts, we won't be calling back.  Thanks for the heads up.

Called me today same as everyone else offered a higher price then property worth Googled them on the internet found all these reports. I am a licensed Real Estate agent this isn't how we do business. BEWARE!!!! Paul

They called us last year about 3 lots in AZ. Said they had buyers interested. Timing was perfect because we actually were looking at selling. Said they need $200 per lot to list on their website, but would take $400 and get paid the balance at closing. Told us same story everybody else has mentioned. Pretty sure it would seellin 90 dys, but if not, would keep the listing until it did sell.

Called myself checking them out first, but I guess I didn't dig deep enough. Paid the $400. Called them after 90 days and was told had people interested, but one buyer could not come up with additional down payment mortage company was requesting. Asked about reducing price, but was advised it might make us appear desparate.  Said they weren't going to call and bother us with every detail. Would call when there was something definite. It's been a year.  Called again to see about reducing price. Was transferred to someone from Property Services Ltd (?) who said they were a sister company. Seems things "fell through the cracks"-their words, not mine, at USPS. Was told they have 10 bids on our properties but in order to sell they need...you guessed it...$598 seller deposit (which was knocked down to $398-we still don't have it) to ensure I won't back out of the sale, but we would get it back at closing as well as the $400 we'd already paid (Huh??? I'm getting back the $400 I have already paid, but USPS is taking out the additional $200 we didn't have?) ...after all they are incurring all the other expenses and paying $100 per lot each month for the listing. Said buyers coming in next week, but can't sell it without the money and our approval.

If buyers are coming in next week and they have 10 bids, seems to me they don't need to be worried about their $398...they can get it at closing.  If, of course, there ever is to be a closing...which I guess there won't be if we don't pay the fee.  Guess they will be paying $300 a month for land they will never sell

Where were MY brains when all this went down??  In the entire year, I NEVER received a phone call from them even tho they have my cell phone number.

Had caller call three times now regarding property owned in Missouri.  Number is 888-822-3583 ext. 218.  The person claims his name is Ron White (guess he thinks he is a comedian).  He claims they have a buyer willing to pay $40,000 for property that we have listed for $6,000.  This needs to stop and will be reporting this to the Attorney General's office.

Called and left message about property I have in the Modoc County Dev. Cal Pines, They are now using a different name "Modoc County Property Care LTD". I wonder if I should call them back to see what agle they are using?
