Received a call from a Ron White saying he had a buyer for our Missouri property for $37,000, and that he needed $682 up front for document preparation. Said he was with Property Services Limited.  These properties average $5,000 to $9,000 according to recent sales.  Told him we have never paid an up front fee for any property we have sold and after doing research on comparable property in the same area believed his offer was a scam.

They're still at it. Got the same type of call 8/23/09 for my Lehigh FL lot. Talked to Lyn Ewonaitis, ext 213 of United States Property Services / Property Services Ltd.  No Seller fees, but wants $462.00 up front earnest money until sale was complete to assure I wouldn't back out. Reporting them to BBB and where ever else possible.  Filed a complaint w/FL Atty General.

Got a call from Property Services - Mike Clifford - 888.822.3583

Rec'd call today from 8888223583 ext 209 from Vernon Hastings.  He was interested in our property in MO. Had no details regarding his "buyer", but wanted all kinds of details about us and the property.  Fortunately my very bright wife gave him nothing.  After reading the above info, this truly is a scan.  The IL attorney general will hear
about this on Monday.

Received THREE calls this morning and have a bunch of numbers associated with this scam. I checked caller ID and hung up on the first call, D & D Vacations, 727-342-7905. Next, talked to a Mr. Hastings of Property Services, LTD,  who told me he had someone at 888-822-3583 wanting to buy a lot I own in Missouri, near Branson. I didn't call. The third caller was "unknown" calling from 727-490-1475. Turned out to be, tah dah, president of the D&D/Property Services, George Leonard, who gave me his "personal cell phone" 727-831-7600. I eventually ended up hanging up on him but not before I learned he purported to be a longtime survivor of pancreatic cancer (yeah, right)and was only a few months from retirement and had 200 people working for him, etc. I was just plain curious about what kind of the spiel this obvious con artist would present.
 
My property is not listed for sale, and as soon as I was told that they had a buyer who would pay $14,850 for a tiny lot that would never sell for any amount near that figure, I assumed I was dealing with a con artist. Sure enough, the $850 was for "document preparation fees" and was the seller's responsibility.

Just received a call from George Leonard with a buyer offering $48,000 for two useless lots in the Mojave Desert.  Five years ago the property appraised for a generous $16,000, but that was before the drop in property values.  Thanks for the info, I stopped the conversation before he got to any up front costs.  Then Googled the phone number and found your post and several others like it.  Several companies have contacted me about the property probably with similar scams.

knew then it was a scam and told him some choice words and where to go

One individual called me and asked if I wanted to sell FL property.  When I specified I was interested, he said his supervisor would call me back.  Moments later Darcey called.  She repeated the offer and said that they worked on commission for securing loans from Lending Tree from whom they had received the estimated loan value.  She said they would do a title search to assure no liens, and if I were interested, to call her back at 1-888-822-3583, ext 210.  I googled the number and now report my experience.  I did not call back.  They had specific info about names on the property and phone numbers.  A lot of that info can be found on the internet.  Thanks for the info from those who had posted.  I have to admit that I am a little disappointed.  I'd like to sell this property.

Received a call asking if I am the owner of some vacant land.  they were very eager to confirm that it is still vacant.  I was told that the caller, Jason Devoe has builders who want to make an offer on my property.  His boss has all of the details and is it okay for him to call me back.  I said sure.  I received a call back in less than ten minutes.  The persons name is Ron White, and he said he has bulders making an offer for my vacant property.  I asked who he represents and was told Property services.  I asked what would he get from this, how much do I need to pay on comissions? He said nothing, "I make my money on the financing of the property" I asked how much is the offer and he told me.  Then he told me I would need to pay $700.00 for legal fees, transfer stamps, other fees,  but, I will be reimbursed, the offer will come in one week with the $700.00 added on top of the offer.  So, the offer on the contract would be $_,___.00 plus $700.00.  I asked if this fee was to advertise this property and was told "No, we have some one who wants to buy it and a contract will be on the way once we receive the $700.00".

I told him I would need to confirm that this is a good price and I would need to get back to him.  I asked how long is the price good for and was told for about a week.

Take it for-what-ever its worth.  The land in this area is flat.  I tried to give it away with no takers.  I have had other advertising companies call with the same offer.  

BE FOREWARNED

The person called my Dad (85 years old) about selling his property. Wanted money up front.. I tried to call, but got an answering machine. This thing smelled from the beginning. Thankfully my dad is still sharp!!

Called indicating had buyers from UK for 8 lots in the area of Taney Co Missouri and her lot was one of those 8.  Offered 8 times the actual value of the lot. Wanted $682 up front fees taken over phone by check or credit card that would be reimbursed once sold.  Said could handle the probate, quick claim deed, etc. with no additional fees.

Come on - we're not fools.  Mom fell for a similar scam with another company that has at least posted her land on their web site - but no interested hits to date.

Melannie of Property Services called my Mother in Law about 2 undeveloped properties in Arizona. Said she had a buyer for the property that was willing pay 14k each.  Of couse wanted $550 up front for legal Documentation and would be reimbursed at closing.  She mentioned being a "FOR SALE BY OWNER" business. Said she was a realitor. Said client wanted 7 lots and had four. Glad I googled before I called her on behalf of my Mother In Law.

I got two calls yesterday from 727-231-0099 and 727-490-1472 regarding my lot in Polk County FL.  Then a call todaly from 727-490-1473 this was Mike Cliffford and he gave me a numbet to call back of 888-822-3583.  He said he could sell my lot for $33,500.  That is about 10 times what it is worth.  Boy am I glad I looked at this site!!  By the way his company is called United States Property Services...

Melanie of Property Services, Largo, FL offered me $62,000 for our Fairfield Glade, TN property.  I assumed it was a scam so I Googled them.  Yep, sure enough, it's a scam.  I told her I would get back to her.  Caller ID showed the number calling is (727)490-1474 and (727)490-1472.  Melanie wanted me to call her back at (888)822-3583 X 213.

boy am I upset, I got a call from Mike Clifford (director of operations) of United States Propery Services about our lot in Fairfield Glade, TN...... but was only offered $24,500.

Could you email me - I have questions - they have contacted my parents about property by bull shoals lake - just trying to check on this - sounds to good to be true

Well, what can i add here that has not already been posted a zillon times!
United States Property Services has been around for years now.  At least 3 years ago, i got my first call from them, about my land lot i own in Concho Valley, AZ.  And just today, they are back at it again.

The only thing different this time around... They said they had "Bidders" who would bid any where from $57 - 68k.  Where as before, they only pitched to me that they could help me sell my land that would fetch any where from $30 - 40k.  

Got to love the Inflation pitch, during a Deflation period!

A Mary DeVoe (ext 222) was the person who gave me the pitch--BTW.

Just received a call from George Leonard with United States Property Services.  He stated he knew my little town used to work the region.  Also he survived pancreatic cancer, which I told him he is the only person I have ever heard of that did that.  He then offered me three times what I have ever been offered for property in Bella Vista, AR. I checked his and the company name out on the web and found this.  They are still thriving I guess.  I called him back to take up his time since he took mine.  He was in a meeting, I will see what happens.

George Leoanard said he had a buyer for my Fla property at more than I was offered at the peak of the boom 4-5 years ago.  He said he had a buyer and seller but the sellers announced they were getting divorced last week and backed out of the sale,  therfore needed another property quick.  He never mentioned the up front fee until the end of the conversation.  I had a Fla real estate liscence and know it doesn't work that way,  told him I'd let him know,  then found this site.  Report him to the Fla real estate commission.
