Dear xxx,
This notice is to inform you that you may be owed a refund of several thousand dollars from your mortgage lender. Records show that signed a home loan on DATE and that your loan amount was $AMOUNT.
Government studies by the FDIC as well as financial audits of lenders have shown that thousands of mortgages contain mistakes or overcharges. Your monthly mortgage payment may have been miscalculated and you may be due a refund from either your current or previous lender.
The average refund is $1,497.32 and one third of the refunds equal $3,000 to $7,5000.
You are eligible for a mortgage analysis and refund review. Please call 888-251-6057 and reference case #xxxxxxxx to begin your refund review.
________________________
This is not an offer to refinance. No refinancing is required under this option. Please call for details regarding your refund review. This is not a mortgage modification offer or solicitation. Loan information displayed is obtained through public records and is used solely to determine the likelihood of a mistake existing based on FDIC and mortgage studies. This is not a government offer. Certain restrictions apply. This is NOT an offer to prevent or rescue you from foreclosure nor is this a forensic mortgage audit offer. Call 888-251-6057 for further information.

Given caveats in last paragraph, this may even be legal, except, business name shown on letterhead is not registered in Utah. The address is for licensed realtor Jenn Bain (Executive Suites Manager) for Riverpark Corporate Center AND Davinci Virtual Office Solutions, offering services starting at $49/mo and/or meeting space. Their phone numbers do NOT match the one quoted in the letter.

This is a new take on an old nationwide alert. A slightly different company name, but the exact same letter! This letter above (Maryland) reads the same as the one in Georgia youtube below Mortgage Auditing Program, Division of AMT.

Another “company” triggered an “F” rating with lots of complaints to the Better Business Bureau. Lots of phone numbers tie back Mortgage Auditing Program, Division of AMT”. Note above letter substitutes “Division of Consumer Services.” (Contact info for AMT: 888-681-9902, website: http://www.amtdivision.org ) This is how it works.
Mortgage Auditing Program aka AMT Auditing Services, LLC

The company sends out notices to consumers stating "you may be owed a refund of several thousand dollars from your mortgage lender." For $249 the company performs a review of the payments you have made to your mortgage lender. Consumers are also asked to sign up for a trial subscription of the business's debt cancellation program. The business asks that the consumer to agree that after 30 days of using the program for free a monthly subscription fee of $49.95 will be charged. Complaints received by the BBB allege that they don't remember signing up for the debt cancellation program, refunds are not sent in a timely manner and slow customer service in resolving issues regarding the monthly fee or credits/refunds.

One of the latest foreclosure scams entrapping homeowners is the mortgage audit or forensic loan document review… More often than not, these firms are offering mortgage audits with no attorney representation, which is the primary reason why they can be of no help to homeowners. The homeowner is left with an expensive stack of papers that are essentially worthless…

- CC| 3 repliesI also received a letter and besides the obvious lack of address and validating information, what also caught my eye is the date and amount of "our" loan is incorrect. Has anyone else noticed incorrect information? With the rise of identity theft, I now have concerns there may be a loan in our name that doesn't belong to us, so this wonderful scam notice has created more concern for me and something I must check into.
- anonymous replies to CC| 1 replySome posters on other threads have reported wrong info on their letter. The shills for this scam have stated they get your info from court documents from back when you bought your home.
- anonymous replies to Anonymous| 1 replyYou've done such a good job of exposing these scammers that there is no need for me to post my usual long-winded post on this thread.
- MinmeiI did receive the same letter today, the loan amount is also incorrect. the amount stated is what my property is worth at this time... I thought that there were something fishy! Glad that I googled it! Thanks everyone!

- Enycie replies to pmThank you all for posting. I just received this letter today and felt it was a scam. there was no company name and it just didn't seem legit. However, I am still wondering how they obtained the information that they did. Crooks!!!!
- Brenda| 1 replyYeah, got my letter today!
Now I feel like I belong to the club of super smart people who look on the internet BEFORE they make that call. I have better thinks to do with my time than deal with scammers. You guys rock, thanks for answering what hubby and I had already assumed. If it sounds too good to be true, it usually is. Love to goggle things. - Marge| 1 replyWOW. I am so glad I googled this. I to received this letter identical to the one above and of course if you feel you are potentially owed money it certainly peeks your interest. I called and spoke with them then when the presented the fee I said sniff sniff hmmmm. I said let me think about it and call you back. They mentioned that if I wasn't awarded any money they would return the $299.00( a friend commented good luck with that one. I asked what their success rate was and they said about 50%....The more questions I asked the more they became inclined to say well you think about it and if you want to take advantage of this great offer give us a call back.
Afterwards I spoke with a couple friends they said I smell a rat. I then today googled.....nothing else left to say but thanks to the wonderful conumers who blog and want to make sure WE ARE AWARE....You ALL are THE BEST!!
Kindest regards and thanks again!!- Caller: Mortgage Auditing Program Division of Consumer Services
