We received a letter from this company.  They listed our home as the property on file for loan modification. We paid cash for our property and owe nothing on it.  The letter was very cleverly formatted to appear to be an authentiic document from a government program.

Your info isn't right. Mortgage Relief Advisory is a DBA name for CC Brown Law LLC http://www.bbb.org/utah/business-reviews/loan ... ale-ut-22244912  (scroll all the way down to the very bottom for Alternative Business Names) that includes mention of a Stipulation and Order from the Utah Div of Real Estate http://realestate.utah.gov/actions/46896.pdf  CCB complaints and shills here https://800notes.com/Phone.aspx/1-877-529-6756  Everyone please stay away from CCB -- what legit law firm uses shills with fake stories to drum up business?

I am a former employee of that company and they do not work with the government. Turn the other way they are a low down dirty company that can not be trusted. This is why I no longer work there.

I agree!  I got a post card in the  mail back in September 2011 and they have not done squat for me.  I called them and they never submitted paperwork to my mortgage company!  they are scammers!  they use generic phony names and numbers!

they use different addresses to send documents.  their letterhead stationary is in Newport Beach CA and they do not exist there!  they said to send documents to another address in UT and that is a large complex building.

they are all at different tel# and they don't return your call and their emails are unprofessional and they pick up the phone and try to sound nice and they don't even know who you are sometimes.  they are phony telemarketers and smooth talkers!  do not give them money and do not have have assist you!!!!!

they gave me a fax number that doesn't even work!!!!  they are scammers!  trying to collect easy prey money! i am reporting them to the BBB!

These post are a bunch of bs I don't know who is positng this misleading information, just look them up at the bbb you idiots. I don't know who you are but I personally used their service and my loan went from 2650 to 1880 including tax and insurance. ccbrown has a bbb rating of D and Mortgage Relief Advisory Board has a A- rating....

A BBB search for "Mortgage Relief Advisory Board" returns no hits. A BBB search for "mortgage relief advisory" www.bbb.org/us/Find-Business-Reviews/name/mortgage+relief+advisory/ returns 2 hits.
The first exact hit shows Mortgage Relief Advisory is a DBA for ccbrown www.bbb.org/utah/business-reviews/loan-modifi ... ale-ut-22244912 and if you scroll down to the very bottom of the link, you'll see "Alternate Business Names = Mortgage Relief Advisory"  ccbrown has a "F" rating, you lied about ccbrown having a "D."
The second hit www.bbb.org/utah/business-reviews/debt-settle ... ale-ut-22291846 shows a fake company 2010-Mortgage Relief Advisory located at 193 Fort Union Blvd Ste 200 PMB, (Undeliverable 8/11), Midvale, UT 84047 with No BBB Rating. See that "Undeliverable?" It means the BBB could not send 2010-Mortgage Relief Advisory a letter at that address. That address is the same as ccbrown's except for a different suite number.
"Mortgage Relief Advisory Board has a A- rating...." is another lie because neither Mortgage Relief Advisory has a A-. Mortgage-Relief-Advisory-as-DBA-for-ccbrown shares ccbrown's "F" rating and 2010-Mortgage Relief Advisory has no BBB rating.
You do not provide proof of what you say while I post links to back up my statements. Who's slinging bs here?

ain't no fool here! replies to happy client
ugh maybe you are covering up for this company?  you are probably an employee there trying to cover for their company.

I investigated them.  Look up all their tel#s they're phony numbers in CA and UT.  they are a scam! don't anybody be taken for a fool!  work with your mortgage company!  do NOT work with any people who will take your money upfront!  they should not be taking your money!

they kept calling me and I already cancelled my services with them and to stop harassing me!  they stopped the emails when i said stop Harassing me with emails about the money they want debited from my checking account.  No ONE should be asking for your DEBIT account routing number!  just your account number on the DEBIT card because the banks said that's how scammers get you!  don't use your routing number.  You can not get your money back or file a fraud transaction.
It's a set up and a scam they know how to play with you.

I received a letter from the address 12159 Business Park Drive, Suite 1401, Draper, Ut 84020.  The Place is, American Mortage Assistance Center.  At the very bottom of the letter in fine print, it shows it is being sent by courtesy of Danielson Law Group, LLC.  I looked up the law firm and it seems to be a legimate law firm but can't find info on American Mortage Assistance Center.  Are they just using this law firm to seem legit and are really scamming people?  I am needing help w/a modification loan and have been turned down.  I called the number on the letter 1-888-246-3686.  They asked me all kinds of questions, like income, child support, questions about the modification loan, etc.  It seemed legit but then they said they could help me and it would cost $3600.  I am so desperately in need of help, I was willing to pay this in payments of $900. per month.  Even though the phone # does not match what is shown on this sight, I am guessing it is the same company.  Thanks for the heads up.  This was a close call.  Not only would I lose my house, but a lot of money.

O thank God for this blog! I received a official looking advertizement too and on the one I got it says fax to 760-946-7616 and address is 125 W. Mission Ave., Suite #101 Escondido, Ca 92025 The man sent over an email with a program docu sign so we initaled electronicly. then they wanted me to get all documents over to them and then I would get a call from an attorney within 5 days and he would be from Danielson Law Group and he would then decided what if anything they could do for us, and I had up to the 20th to decide or I could cancel the charge to my Credit card, but they did want my bank card # or bank account # and I said no that would mess with our cash flow for our business we have. They keep calling me and I just hadn't decided have another interview with local attorney. But This guy Tyler is Good if they are scammers! But I will be having my News Reporter Friend check them out along with our Attorney Friend. Along with the papers they sent over. I need a new attorney I've had KEL since 1-2010 and they haven't gotten us a Modification and I don't want to much time to go by since if your too deep with past due amount the less likely you are to get modified. Any One in Orlando/ Lake County that knows a Good Attorney that handles this stuff and not just since the market fell!

Information sent out from this company is public information and the call center is to see if homeowner's qualify for any assistance programs. With 20 million people in some type of mortgage distress, there might be a few in accurate records out there.
Due to the very particular nature of modifications, at times, professional assistance is required to get them done. Unless you are an individual who was able to put your mortgage together from the onset you probably need help modifying it. For example, most people use a real estate agent, real estate broker, title rep, escrow rep, appraising rep, borrower rep, loan underwriter, and a loan officer to get their original mortgage put together. To think that people can modify a task that involved so many people on your own is a bit zealous, to say the least. Bottomline, if you don't think you need the help with a modification, contact your lender and see how cooperative they are getting you a lower payment on your mortgage that will limit their profit on your loan. We wish you the best of luck. At the end of the day, we are truly helping people fight for their home and safeguard themselves from foreclosure through various angles. At times, this service will require a fee, for a very legitimate service. Look up the address to the company, you will find out that we are in a City Hall building, one floor below the IRS. If we are scammers, you think we would be so boastful to do so here? Or feel free to call and ask for any of our Compliance Managers, I know that they will be more than happy to fill you in on any particular details of our business. Or, perhaps, take a step back and move on with your life and let us get back to helping out people who need and want help.

Well, thank you for confirming that Mortgage Relief Advisory has previously "worked with" CC Brown http://www.bbb.org/utah/business-reviews/loan ... ale-ut-22244912 and it's STILL listed as a DBA at the bottom of the BBB report for CC Brown. If you insist on getting facts right, why don't you post details of the new law firm that's "working with" Mortgage Relief Advisory? Still trying to hide the details so people can't check the new law firm out?

Can't agree with being able to modify mortgages based on a "a few in accurate records" that those few notes may contain. Banks will likely fight any attempt to mod mortgages because they've lost a few $billion/year in fees owing to the new credit card rules and the shortfall has to be made up somewhere. Even banks who charged excessive escrow from borrowers and were successfully sued in civil court only had to return the excess charges and the mortgage notes stayed the same and I'm sure some of those homeowners could have really used a mod to reduce their payments.

"To think that people can modify a task that involved so many people on your own is a bit zealous" is a false assertion. Nobody said professional help wasn't needed but I am saying to stay away from Mortgage Relief Advisory, a DBA of ccbrown, that has an F rating with the BBB.

As for "this service will require a fee," upfront fees are banned for all kinds of mortgage help including mods http://www.ftc.gov/opa/2011/02/mars.shtm except there is a LIMITED exemption for attorneys.

Attorneys who primarily work on mortgage help (like mods) cannot claim the MARS exemption and are paid only AFTER the mod is done and only AFTER homeowners begin paying reduced monthly payments. If these attorneys demand money up front, then they are scamming.

Attorneys who practise primarily in other areas (divorce, personal injury, etc.) qualify for the MARS exemption and can charge fees up front because mortgage help is only an incidental part of their business. Borrowers should not engage these attorneys to do their mods because if you want a knee operation, you'd want a knee-specialist doctor who has worked on A LOT of knees, not just any doctor. Need a mortgage mod? Go to attorneys who specialize in mortgage mods and who MAY NOT charge fees up front as specified in the MARS rule. Why go to attorneys who don't specialize in mortgage mods and who may charge fees up front?

Re. "Look up the address to the company, you will find out that we are in a City Hall building, one floor below the IRS," you fail to supply the name of "the company" so how can we "Look up the address to the company?" Want us to take your word for it? No way, you could be a scammer given the way you use vague terms without any specifics like company name!

@ anonymous, I would like to find one who dont charge up front fees, but I have called every attorney who does this kind of stuff and they all want money up front. I've had some say they will defend me in forclosure defense for a fee but I will have to handle my own loan modificatin directly with my lender but I had already tried and they gave me the run around. If any one knows who does modification without charging upfront please post.

Oops, my apologies, I'd misread the FTC announcement some months ago and got this VERY wrong. Attorneys who provide mortgage help (hands-on legal services) can collect fees up front but fees must be kept in a trust account for the client and only withdrawn as actual expenses are incurred. Attorneys who don't provide hands-on legal services in a timely manner cannot collect fees up front (though how could one tell the difference up front?). It's on page 2 of http://www.ftc.gov/opa/2011/02/pdf/110210mars_lawyers.pdf that also says that attorneys who uses non-attorneys to telemarket their services do NOT qualify for the MARS exemption and CANNOT collect fees up.

I'm wrong and you're right about attorneys wanting to charge fees up front. I'd read the FTC announcement many months ago and had MISREAD it then. http://www.ftc.gov/opa/2011/02/pdf/110210mars_lawyers.pdf explains all. If you do have the money but just afraid that you'll be scammed if you give money up front, the attorney is supposed to put your money in a trust account for you and only draw on it as expenses are incurred. It isn't so terrible to pay up front into a trust account. If you don't have the money, then you'll have to look very hard for an attorney who won't charge up front. Whomever you get must be licensed to practise law in your state so unless you live in Utah, the Danielson Law Group can't work your case anyway though if it did, it can't charge you up front though it may want to. Only suggestion I can offer is to call your state bar and ask if they know of somebody or know of an attorney referral service. Best of luck to you and my apologies for posting wrong info.

    potentially scammed replies to anonymous

Anonymous, I am researching this for someone who may have been scammed.  Did you find a link between Danielson Law Group and CC Brown Law or 2010 Mortgage Relief Advisory?  Danielson Law Group appears to have a decent BBB rating.  Not that I think this whole thing is on the up and up, but I would like some direct connection to these other companies to include in the complaint that I intend to help my friend file with the BBB.  The same thing occurred as I am reading on some other posts.  They had this couple electronically sign a contract on Docusign without giving them an opportunity to review the contract.  Told them they would send them a copy of the contract to review and someone would answer all of their questions at that time, after they signed it.  They charge $3900, says this is not an attorney client relationship, and if an attorney takes the case other fees from the attorney may apply.  Danielson Law Group does exist, with one attorney, Phillip Danielson.  I feel as though this is just another scam to prey on desperate people who would do anything not to lose their home.  It is just plain sad that others intentionally seek to profit off of the misfortune of some.
