Homeowners should simply hire attorneys who are licensed to practise in homeowners' states. What are these unlicensed, out-of-state attorneys going to do for homeowners? No legal work for sure because these out-of-state attorneys aren't licensed to practise law in homeowners' states. All they can do is REFER homeowners to their "co-council" attorneys and this is nothing but a VERY EXPENSIVE attorney referral service. Homeowners can call their state bar for FREE and ask for a list of attorneys.
On page 2 of this thread, poster "potentially scammed" states "They had this couple electronically sign a contract ... They charge $3900, says this is not an attorney client relationship, and if an attorney takes the case other fees from the attorney may apply." May apply? WILL apply is more like it. The $3,900 isn't for legal work but for a referral to a "co-council" attorney. The couple could have found a licensed attorney in their state for free had they called their state bar. Instead, the couple paid $3,900 for a referral and will have to pay additional fees to the Co-council attorney when he begins working on their case. - Robthe simple take away here is that these are what are called "trollers". They are lawyers who get information from public records and than pounce on them. This is similar to the lawyers who advertise to "settle" an injury case. They review your case, if they cant settle it or make a quick turn around, it is forward to some "newby" lawyer who will put the work into it. Trollers send out these mass mailings and trick the receiver into thinking its some legal notice. Example, look at the notice, does it have a return address on the top right corner? Does the envelope look like the sender is trying to give the impression that (by looking at it on the exterior), that it may be government sponsored? Does the envelope show a pre qualification number? On what basis are you pre qualified? These trollers do not have access to your credit report. Again, they are basing this on public information. It all boils down to being credible. Do you want to engage in business when trickery is used in the first communication? Do you want to hand money over to people "trolling" by public record? Good attorneys with strong reputations dont need to engage in deception. Finding an attorney in your OWN state will provide piece of mind and protection. Your state will not provide assistance when these "trollers" charge you an arm and a leg for things you can do yourself. Call your bank, make an appointment with the branch manager and bring ALL financial records and ask them what your options are. Banks have financial incentive from the federal government to work with you. Lastly, before the housing crisis happend, had anyone ever heard of this type of "service"? Think about it...people have been foreclosed on for as long as mortgages have been around. It makes no difference who these " trollers" are or what state they practice from. If you have ANY doubt that it is a scam... IT WILL BE!

If you have $3900 dollars to pay these "trollers", take it to your bank and use it to negotiate. You will come out farther ahead. Also, contact your states attorney general and ask if there are free legal services available. YOU WILL COME OUT MUCH FARTHER AHEAD!

DON'T GET SCREWED - sweetlips49I just got a form 1012-R from American Mortgage Assistance Center. I called them and they stated that they coulld work with me on reducing my mortgage. They stated that the charge would be $3900, but the for me they would do it for $3,500 for me. The RED FLAG that came up was when I stated that I did not have a checking account. They said well can you go out and get one today and when I said that I had a broken foot they said well can you go out today and get the account. DUDE my foot is BROKE!!!!! He then said what I will do is put in some false information about a checking account and I just had to agree with it and call him on Monday with my new checking account information. Thank God for the Holy Spirit, because I turned the deal down, because I know that my God would not want me to agree to false information. Thanks you guys for your post!!!!

They have serviced over 10000 loans since the beginning of the Making Home Affordable Program. They are registered with the BBB and only have two complaints; one involved advertising, the other was service related. Both complaints have been resolved and closed. They make it affordable to obtain their services and have open lines of communications like no other law firm I have dealt with. Thank You.

Many would call this a scam. "have serviced over 10000 loans" is an unsubstantiated allegation.

You are being played. these are articulate con artists who sound very professional and that is why they are good at what they do! take your money and run! my morgage company said there are a lot of people pretending they are from law firms and have a way around fooling you with being to help you from going into foreclosure. they know how to play the system. If they collected $3,900 from 10 suckers, they made $39,000 in maybe 3 hrs? not 8 hrs! like what you and I have to work to make a days pay?!

They want you to believe you will get help. they don't know you and don't care about your financial situation. their goal is to make a lot of money in a short period of time. they should not be sending you any documents to sign via the computer. They are broken down to the intake person, so called lawyer, receptionist. I was a fool and they took $500.00 from my bank router and i found out it's a scam. they all work together. just see it this way: the scammer (sounds like a sympathetic male, they're mostly male who do the talking, not woman) takes your call, goes over your financial situation, has you send the documents to a phony address, they never see it, they get your montly agreed payment for the next 4 months, you call for status, and nothing is done. that's what happened when i called my mortgage company and asked if Danielson Law Group submitted any paperwork and my mortgage holder said noone has called them or sent any forms and it was almost 2 months that went by. DO NOT be fooled by these articulate men who talk to you and they sound REALLY PROFESSIONAL...because they are scammers! when i called their office, there was multiple people and sounded like they worked in a basement of a house and they would be me on hold for a long time. I called one of their phony addresses and it was located near a rental car company and they didn't know what i was talking about. they put me on hold for a long time when i asked to verify if Danielson Law Group is in that area. Sadly it is legal to send scam letters out. Your mortage info is public record, they know how much your house is worth and what it sold for. that's how they get you! they read up on your property. one scammer did this. - scared as hell replies to possibly scammed| 4 repliesI am from NC also, I have paid my $4,000 to DLG in addition to the $69/month "fax fees" My lender sent me a letter today stating that my modification cannot be approved as they have not received the documents that were requested. I am reporting them to the Attorney General of NC....the Clerk of Courts will be signing the paperwork next month to put my home up for sale. I feel like puking!
