- SafetyTM replies to Spicoliactually the law prohibits any not acting as a broker to collect on the back end this is true. the fees must be upfront if they could do that believe the scam w ould be even greater. RED FLAG this 1259 can be reduce to 959 and tah to 659 and the a split plan they dont care about the second payment once they got your info they will collect directly from you based on your info. i heard a TM even saying they can pay the balance at the time of sell. What sell? the only thig that works is the rental program thats if they actually go to the trade shows. call the jacobs center and see if THL attended that show youll find out. they were in FL the whole time

oh yeah coke and pot should not be part of any bussiness! - SafetyTM replies to BAM`no is not is the only way they can do business based on the department of agriculture and consumer services. it a 10,0000 fine and 3 degree felony to take anyhting from the back end the proble is real estate brokers cannot sale due the fact timeshares are a multiple deeded property in which 52 owner take part off this makes it even harder to sell. it cannot be put on MLS or OPEN HOUSE. they know this the only way to sell is face to face the same way it was sold to you. find some one sell it rent it but find out first what is the rental value i.e 1Bd 900 to 1000 2bd 1500 to 2500 and 3bd 2500 to 3500 if they have a lock off separate them and make more money. hey it can be done just do it your self ahed of time so you anot the one paying for the maintance and taxes or mortgage

- Iowa Timeshare Owner replies to JackDo NOT give these people ANY money. They will take your money and RUN very fast. You will never hear from them again. They have so many complaints filed against them it's ridiculous that they are still
allowed to operate. I wish that I would have checked for complaints online before I was scammed by Richard. Seems like a nice guy - but he's very, very bad. - Bri replies to Upset CustomerIs your post based on you actual experience of getting ripped off from THL? If so when, for how much? Do I assume your phrase of ripped off means your listing to sell and/or rent your timeshare was never fullfilled?

- rere replies to employeeso if they don't nolonger own the property will you get a refund?
- blakeIt seems this comment area is full of disgruntle ex-employees and people who didn't realize what they were signing up for.
Today, most travel is booked online: travelocity, cheap-o-air etc.. A web data base to book vacation rental is a cool thing and could work. The masses simply need to know about it. Obviously this is done through advertising on a national level and not standing in a trade show booth.
I'm guessing soon some smart kid from Harvard will create a database where you will book your aifare and vacation stay all in one swoop, make his millions on advertising and small fees.
THSL does one ad in a local Orlando magazine, sends out sparatic e-blasts and God knows what else--missing the boat completely of what they have --which is something really cool. Instead, yes, they focus on the scam, running through drugged up telemarketing employees, taking money from your Mom and grinning devilishly all the way to the bank.
"Timeshare" will not be in the title of the kid's new website--everyone hates timeshares.- Caller: timeharehotlist.com
- Anonymwhat a joke, I have talked to him once, and started to research this" fantastic" way to unload a timeshare. Ive been called everyday since." Pressure"
- Robert D.I am a timeshare owner and I received a call from this company yesterday evening from a person named Zack. Although he was a very nice person on the phone I began doing my homework and found some interesting things. They do in fact spend quite a bit of money on advertisement to expose their company (I say this because I have seen their billboards, bus shelter ads, trade show attendances, etc...and as an employee of Clear Channel I know those things don't come cheap), but does this actually work? I unfortunately do not have the answer to that. I am not fully convinced that their methods work, but I also cannot prove that they don't. Ultimately, I will not do business with this company, not because of the lack of proof of their success, but after reading the comments on this page it seems as if they are unable to hire decent human beings. From an unbiased perspective, most of these posts are from some extremely uneducated, ungrateful, disgruntled employees and I simply cannot trust that there are not more people like the ones posting here still working there.

- Allan Perdomo| 1 replyA message from Timeshare Hot List CEO:
Timeshare Hot List has been repeatedly attacked on this blog. As the leader in the timeshare marketing and advertising industry, it is important to protect the interests of our clients and respond to the false accusations and attacks from disgruntled ex-employees. Some of the postings on this website were an attempt to damage our organization and hurt our current and prospective clients.
The timeshare real estate market is ever changing. The company is designed to change with the market needs to achieve the highest and best results for our clients. Timeshare Hot List is a company that operates with integrity and professionalism. The commitment to our clients is to deliver the most effective marketing and advertising campaign. Timeshare Hot List has a multi-media advertising approach that consists of customized full page advertisements of available timeshare properties on our website to connect owners with interested renters and buyers from around the world. The website offers a first-hand interactive experience between owners, renters and buyers during the offer and inquiry process. The easy to search website is user-friendly, informative, and informs the public of resort accommodations for less than a hotel stay. The timeshare experience has a reputation to the public as being a high pressure sales experience with a lengthy presentation. Our company has designed a program to take the tour and the hassle out of the timeshare experience. According to ARDA (American Resort Development Association), 6.9 billion dollars were sold in timeshare transactions in 2009. Rather than individuals purchasing at a premium directly from the timeshare developer, they can now purchase or rent directly from the individual timeshare owner and save thousands of dollars, all the while helping a timeshare owner in need from the burden of their taxes and maintenance fees. Timeshare Hot List is instrumental in making these connections. In addition to a powerful website and search engine, the program includes advertising in local, regional, and national publications, billboards in the number one tourist destination in the world, target marketing through direct mail, email blasts, radio, pre-movie advertisements in Orlando’s premier cinemas, and face-to-face advertising and sales at trade shows and conventions. Total visitation to Orlando is expected to increase 4.5 percent, from 46.6 million in 2009 to an estimated 48.7 million visitors in 2010, according to the newly updated destination forecast commissioned by the Orlando/Orange County Convention & Visitors Bureau Inc. (Orlando CVB) from its research vendor, Tourism Economics. Timeshare Hot List utilizes the revenue from the company’s advertising and marketing service to continue to reach out to such visitors during their vacations and business trips. The company continues to expand the program by always seeking new methods to get the word out to the public about the service and the five star resort inventory available on www.timesharehotlist.com. Our clients can rely on our commitment to service and the company’s written guarantee.
In this day in age, anyone can post a comment on a blog without having any substance to support their claims, without identifying themselves, and without having any real issues other than malicious intent. The only requirements to post a negative comment on a blog are a computer, keyboard, and internet connection. Timeshare Hot List will respond to and mediate any valid customer complaints as we are committed to the highest level of customer service and satisfaction.
Timeshare Hot List is a legitimate enterprise that is licensed and insured. The company and all of its representatives are licensed by the Florida Department of Agriculture and Consumer Services.
There are many companies in the timeshare re-sale industry designed to scam consumers. Although there are these types of companies preying on consumers, Timeshare Hot List has been established as the leaders in our field for performance and customer satisfaction. The company holds membership and abides by the best practices of ARDA, and follows all state and federal guidelines.
CONSUMER ALERT: If you are contacted and solicited to rent or sell your timeshare by any person over the phone, be sure to ask for the company name, license number, and physical address to where the call is coming from. If they cannot provide any and all of this information, do not do business with them. A current popular sales call will consist of the sales representative stating that they already have a buyer for your timeshare and they need you to send a check (usually in the amount of $2,100 or more) to complete the closing. They tell the consumer not to expect a response for about 60 days because this is how long it takes for the entire process. What the consumer is not aware of is they only have up to 60 days to dispute the check with their bank and get their money back. By the time the consumer finds out that it was a scam, they lost their money and have no way to find the company or get a refund. If you are contacted or have been contacted by any company claiming they have a buyer, report the call immediately to www.800helpfla.com. Get as many details as you can: agent’s name, phone number, details of the call, and company name.
Timeshare Hot List is committed to assist in cleaning up this industry and to assist consumers.
Sincerely,
A. P. Perdomo
