- Shadow| 6 repliesI worked for AFS (now Embrace) early on in my career. They have literally done thousands of loans and are a very good reputable company. Yes, they are going to have their problems, just like any other lender out there. (as a side note, a very large bank that everyone knows has been processing a file for 4 mos.; I received the file 3 weeks ago and it's closing it tomorrow). My point is, every company no matter how big or small will have their problems, especially in today's ever changing environment. Not only do we have the changes with Fannie, Freddie and FHA, but we have the government making Respa reform changes, appraisal changes (HVCC), etc. We have people that have never made a loan in their life coercing the law and just creating that much more grief for the mortgage industry and the consumer. Don't get me wrong, many changes needed to me made and I"m glad we cleaned the industry out. However, they really need input from people that are actually making the loans. It is so hard to close a loan now. It's crazy. I've been doing this for 26 years and wonder know how much longer I can do it.

Ten months ago I bought my house in $280,000. I don't know how then can offer that much amount. It's attractive offer but ??????????

- confused in PA| 3 repliesi have recieved the same letter with the phone number 1-800-644-3327.. i have recieved this letter several times but never gave it a second thought..however we are now looking to refinance our home and thought about this company "embrace home loans" im confused the bbb lists it as A+. is this even the same company. an offer for 271,050 with fixed apr of 4.75% and FHA insured gold sticker??? im confused i cant find any information about this online. there is a website but no helpfull info.. anyone actually find anything out???

- Joe L replies to confused in PA| 1 replyThe loan amount offered is either the maximum FHA insured loan for your county or maximum conforming loan limit in your county. If you read the brochure front to back you will see you have to provide collateral to cover the mortgage. Your loan per FHA guidelines is maxed at 85% the value of your home. This is not a scam but an offer. You are not required to take it just chuck the letter. But if you have alot of debt and need help they may help you out like any other Lender such as Quicken etc. Don't yell scam, fraud Nigeria unless you have facts to back you up you show how low your intelligence is.

I received the same suspicious envelope with no return address and an offer too good to be true... up to $271,050 with 4.75% fixed rate. I need to make home improvement but as a retired widow on a fixed income, I cannot risk a scam. Please keep me posted. Thanks.

- Lee| 1 replyI caution everyone to stay away from this company. I wish I had never heard of them. They bilked me out of $375 for a worthless appraisal. Their own paperwork says they have an interest in the appraiser they use. After they denied my "pre-approved" refinancing, I talked to a more reputable mortgage company rep. He said that, based on my credit score, they were never serious about refinancing my mortgage, and I should ask for my money back. Of course, they have refused to refund my money. I should have known that an unsolicited offer would be a scam. Please, don't make the mistake I made. Shred their letter and call an honest company instead.
- vickiThe Embrace Home Loans is a fraud. I received the same packaged in the mail last month. I had a lawyer friend do some research. My friend says the company does not exist and all they are trying to do is get your personal information from you to rob you blind. Once they rob you, there is nothing that you can do about it. He has already contact the BBB. to inform them of this scam. What they are doing is a company or certain people overseas pays someone in the United States to send these mailings out and then people like us think that this offer is too good to be true so we call the 800 number and then we are the ones taken advantage of. My lawyer friend told me to only do business with companies that are in your area, not stationed anywhere else. You just never know...

The company is on HUD approved list of lenders. But there are other companies that uses good companies and business for scam. There was even a scam going on using the FBI, so you just have to check. But most FHA and VA you will have to pay for you appraisal up front. - brook| 4 repliesI wanted to let ya'll all know that Embrace Home Loans is not a scam, I used them in april to consolidate my debt, and everything went through fine they paid off my old mortgage gave me extra cash for improvements and sent checks to pay off all my debt, and the even lowered my interest rate. Hope this helps yall.

- Jess replies to Jane| 3 repliesThey are not a scam. Checked them out with BBB, they have a rating of A+. They have been accredited as Embrace Home Loans, Inc since 8/11/2009. I am working with them now. You can check them out for yourself.
