    They give the good rates but what they dont tell you is that they dont loan money.  They put your mortgage in a mortgage backed security and sell it to the stockmarket.  Good luck trying to find out who owns your loan when all they do is service it.

    I got a brochure and wanted to OPT out as it says you can on the last page of the brochure....Only thing is they want you to enter your SS# & date of Birth......WARNING SIGN!!!!  Why do they need that info to OPT OUT....THEY DON"T!  NEVER give this info to anyone.  They should just need your address NOT your SS# or DOB!

    You may find this as interesting info:
    What some people fail to realize is that just because a company can do good business and has done good business to a few in the past doesn't mean that they aren't mostly rotten! If most of what is being said on both sides is true, then it(IN EFFECT) is a Ponzi scheme. Note I said IN EFFECT! A few benefit while most people lose out! If a company sweet talks you to get you to do what it wants you to, then(most of the time) it reneges on what  its knowledgeable reps have told you; why is that not IN EFFECT a Ponzi scheme? A Ponzi scheme is not a crime but for how it victimizes most of the people that seek to profit off of it! Why lie, if it's on the up and up?! That's exactly what EHL does, if most of the stories are true. And, if you fund disreputable people like that and  then look the other way, then you are just helping them to scam others selfishly! If all of the people are told that they are guaranteed satisfaction and only a few get it with all having to pay approved rates, then IN EFFECT(Ponzi scheme actually is where everyone invests, but only a few benefit) it is a Ponzi scheme! Still, if a company steps on some of its customers backs and forgets them like an orange once they have sucked these people dry for what they wanted(appraisal fee), then it's still a scam! Another thing, just because a company says they don't benefit from an appraisal fee doesn't mean that is true! Maybe they illegaly get commission on these monies, maybe its their personal appraiser(illegally), or maybe they owe another company, or maybe they are subject to third parties, and the possibilities are almost endless! If it looks like a duck and sounds like a duck, it's not always a duck--as a cartoon or other likeness proves. But, most of the times, it most certainly is!

    I received a letter from Embrace home loans,pre-approving me for a loan up to $271,050. To good to be true. I Google the company and in fact it's real. What didn't match was the phone number. I Google the phone number and found your post. IT'S A SCAM.

    We got this in the mail the companies name is a real company but president has same last name but different last name phone number isn't the same if you want go to actually companies site and check it out while the stuff re got in the mail is close to the real company not everything adds up if it sounds too good to be real do like I did check it out so yes this stuff in the mail was a scam  they were good they used just enough true info about this company to make people believe they were them
