I just got the same text! If something sounds so good to be true...don't believe it! I always check google for scam and hoax topics before i take action.   Thanks to all of you for sharing your informtion.  

I also had a call yesterday from a Realtor (???) who said he had buyers interested in my poroperty and needed to do a lease purchase and move in to it, right away!!  The prospect made about $10k/month but had bad credit and needed at least a year to get loan approval.  Well, I think it was a scam as well!  He didn't even know how lease purchase was done.  Watch out for anyone who wants to move in, ASAP.

Was my turn today.  Have a timeshare for sale on Craigslist.  Received text of typical "cash offer for your property go to http://AgoProperties.com"  Incoming caller ID was: 675-53.  No question this is a scam.  Text deleted.  AVOID.

I also go one with the address of www.XanProperties.com-- just so people know to watch out for that one, too. I didn't get a name.

got one today ofering a cash deal asp. on my place in northern michigan. after i googled his web sight i got all of these complant from people who wrote in. i then txt (mark) back and told him a lot of people were on to his scam, and not to txt me no more,you busted.

Thanks to all those common sense folks that know when something is too good to be true.  i am a realtor in Portland, Oregon and just received a text on a property I have listed, but always do my research before responding to anyone that will not give details or call direct when they have my number. KyoProperties is most likely up to no good.

I am a Realtor, and have many properties listed.  This guy does not mention which property.  He does not say that he represents buyers or investors.  How could this be legitimate if he does not already have the "quick info"?

I've seen the responses that he posted on the this site.  So to that I say, if you are a real purchaser, why don't you simply call or email, with a real phone number and name the property you are interested in?  Could it be because you send out masses of these text messages and therefore could not possibly take the time to fill in an address?  

Any legitimate Buyers would simply use a legitimate site, and contact agents directly.

I got one just now, same thing offering cash purchase with a link. I never click on links, and I always research on Google 1st, that's how I found this forum. Thanks for sharing!

My message said:

I also had an old craigslist add for a rental property. I listed my property on a few other free classifieds websites, so who knows if this scam artist got my info off craigslist or something else.

One of the ways people scam using cash is that they write you a phony check for way more than the price (i.e., price is $10,000, but the check is for $100,000). They tell you to cash the check anyway and then ask you to send the difference in one of your checks right away. So you cash the check, you send off your "refund" to the scam artists. A few days later, you get hit with fees and money reversal from your back due to a fraudulent check.

I tried to go to the website via my phone browser. A prompt said something to the fact  of, "you may be charged for accessing this website".. it came from an  @21realty.com sender..why are these people ruining the craigslist experience??

I receieved this same message today, just posted my ad on craiglist yesterday

Got the same message twice, once from "http://KyoProperties.com" with a return email of jpeproperties@yahoo; the second time with the 67553 (Real Estate) - both texted me with '...would like to make a cash offer. Please give us the details at http:// etc.  Checking out the website brought up this whole can of worms.  I am in Texas, and did post this listing on Craigslist.

Just received the same text message 11/13/10 cash offer, call asap.  Posted RENTAL ad on craigslist not for sale.  SCAM.  Kyo properties.com

i posted my property on craigslist today and got a voice mail from http://Kyoproperties.com wanting to make a cash offer on my property thks for the info i am going to ignore them. i told a guy who called earlier cash only.if you want my property show me the oney.

My husband and I both received the same text message from 67553 (realestate) that said: " i'm interested your property and would like to make a cash offer. Please send us the quick info at http://kyoproperties.com"  The only difference from yours was the website address.  I am in VT.

The website proceeded as:  

We are interested in your property and will make you a cash offer within 24 hours guaranteed. Please give us the details so we can get back to you. Our investors and motivated buyers purchase properties in all 50 states (house, apt, commercial, land, etc.)

I got a text message from this outfit... sounds like a bunch of hooey to me....my property is listed with a Realtor and they can go through the Realtor....won't answer the text at all...If I get more, will turn it over to our District Attorney and the Attorney General of Texas..

I got a message from kyoproperties and jpeproperties sent to my phone they are in the way. Wasting my time just like all the rest of the companies that claim to buy homes for cash within 48hrs. I have a home for sale on craigslist too, thats how they got my number.
