Hey, doosh. I do this for a living. You don't own your home, the Bank does. I don't need permission to take pictures of a house that you don't own, fuckbag. Point a gun at me, and someones gonna die, another goes to jail. Don't be stupid, jarhead.

I am a property/occupancy inspector for several major US banks. I cannot speak for the people on this post or this company but if it came in a brown envelope. The name of the company is Safeguard Properties...this is the biggest/baddest inspection company there is (its like a Walmart for inspections). This company and many others (like the one i work for) are contracted by BOA, Wells Fargo, Citi, Suntrust, Chase and many other lenders. My job is a legitimate job and service. Safeguard id too if these notes are indeed coming from them. They work for just about all banks and lenders.

I have been at this job for 3 years. Its the best paying job I have ever had and it helped pull my family out of this hole in the wall house and provided a decent living wage which is better than what we did have. I work ALOT..I drive 3,000 miles a month for 4 or 5 bucks a house to try to provide something for my wife and children. Most of my houses are drive by occupancy inspections, the banks just need a monthly update that the property is in fact occupied and by the homeowner. If the homeowner is entering the home modification loan program then a stipulation is you have to live in your home, you cant rent it out or let it sit vacant..they will not modify that loan if that's the case. We have to prove to the bank every month that you are in fact living in the home or if there is a tenant. Now once we have confirmed that information by meeting with you face to face or confirm with a neighbor(because that what we are instructed to do if no one home) or tax assessor website is another good verification source then I usually dont go to the door again. I know what I need to tell the bank. The banks get orders for these properties from a number of different sources. We are not always working for the banks (HUD, Fannie Mae, Freddie Mac) all want information on these homes. We have one vendor we work for that requires drive-bys every 2 weeks (most of those are Freddie and Fannie inspections)...Now sometimes, depending on the vendor or banks. We are required to go to the door to leave cards for you to call the bank. We are not debt collectors and we have no knowledge of why the bank wants to talk to you or why they want a "fresh" picture of your house every month...we are no told why we do what we do....I do know that we give updates directly to the banks like (BOA and Wells Fargo) and what they do with the pics and info is unknown...we speculate its for the home mods, its for security reasons and protection of (the banks assets), Fannie and Freddie and HUD, foreclosures, I have heard that banks "sell" your loan to other banks but you will never know because you will still pay your loan to them...so when they are selling these loans off they have to have a fresh picture for a new potential client. Now as long as you remain in the home mod program, inspectors will still come by your house or leave cards (I have heard from other homeowners who have called the BOA number that they leave) usually the bank is either looking for some more information to complete your mod or have lost the info (which happens an awful lot) or you might be behind on your payment and they want to set a pay arrangement. I have also been told that the bank just wanted to make sure they were still in the home (which is crazy because thats what they pay us for)

Now when  home goes vacant or we think its vacant we are to report the home vacant to the bank. Usually after 3 months of vacant reportings, (or once the house goes back to the bank) the bank will send a preservation crew out to winterize the property, fix any windows, board windows or things of that nature, change the locks and then guess what. Now every month I have to go "report" whats on the inside. We do whats called a vacant walkthrough...(this is a legitimate job people) I have keys issued to me directly from BOA and Wells Fargo to enter their vacant properties that are bank owned to perform these inspections.

Now you need to understand that none of us are employees of these banks. We were not hired by (BOA, WF, CHASE...etc) We are all hired through vendors/contractors...some of these vendors have been in business since the 70's and 80's...so these are well established companies....I work for a local company that is contracted by another larger company that has the contract for BOA and 100,000 homes a month in 7 states. We handle 20,000 orders a month here in North Carolina.

I also perform insurance loss drafts for said major US banks. These are when there are damages at your home from a tornado or hurricane, fire, things of that nature. The banks will issue checks for the repairs to homeowners to pay their contractors but only after they get the info and pictures from us that work is being completed or has been completed. We deal with the banks directly on these loss drafts..We call make the appt. the homeowner knows we are coming because they had to call the bank and request the loss draft inspection. I just performed one of these yesterday for BOA as a matter of fact. You BOA homeowners will now start to see these brown envelopes at your door soon because the monster company Safeguard Properties, bought the entire BOA inspection department so now I will be losing my good job because our vendor/parent company was not awarded the work again in our 7 states so now I have been on the phone with several inspection companies to find more work so I don't start getting letters and inspectors at my door....lol (how ironic)

So please when you see one of these folks at your door....try to be respectful...they are just doing their job....because when we dont get the required info they want we have to go back for no pay (like address numbers, street signs, front of house, a picture of the card left) yes Safegurad requires that we take a photo that we left a card when the (occupants are not home) to prove that we were there at the correct property (as for the person above who got a card from the neighbor...maybe your house had no number on it and they thought that was it) that should have not happened...we are instructed to leave the cards with homeowners only..no tenants or neighbors..they just ask us to confirm with a neighbor who lives in the home and thats all the interaction we are allowed with them and that we in fact left a card...some people tell us to never come back again or not step foot on their property or worse ( I have been threatened many times) so I leave those people alone and I have to explain in my comments every month if I had an altercation with a homeowner (telling them just once should suffice you would think?..lol)

Also Bankruptcy inspections are crucial....but I have been rolling by the same bankrupt homes for the last 3 years...we are allowed no contact with anyone in Bankruptcy and we are not to talk to the neighbors about you either) all we can do is visually inspect but sometimes there are no indicators outside a home (vehicle, lights, patio furn, garden hose) so we think the home is vacant so we have to go to the back of the home and take pics all around (and sometimes I will discover the house is still occupied). Its a tough job that requires alot of perseverance and dedication and we have to be 100% accurate and on time to these banks and our vendors or we will lose our jobs or contracts with no warning. These banks are relentless, they dont care what day it is when its due, they dont care if its a holiday or a weekend, they wont the work done and if you dont do it....they will find someone who will...so they say "jump" and I say "how high"..lol

    Michael Cardace - Citi
Hi folks, my name is Mike Cardace, and I work for Citi. I have confirmed that the phone# that this thread is about is in fact a valid phone number for CitiMortgage (866-940-5787). The individual employee identified on the door hanger used to work for Citi, but does not anymore. We are working to ensure his name (Ranger Fairbank) is removed, going forward. Thank you for bringing this matter to our attention. If there are any questions, please don't hesitate to reach me directly at the email addresses below.

    Kind regards,

    Mike Cardace, Citi

    Past Due
If you received a brown door hanger you are either past due on your mortgage of going through a loan modification. The bank wants to know the status of your home and either if it's vacant or occupied. The hangers are legit. The number listed in the envelope is the correct number to call. This is not a scam.

I called my bank, which is Citibank.  They confirmed that they do door hangers.  However, the door hanger left on my door was bogus.  Citibank did not recognize the number on the hangar.  My advice, when something looks fishy, then just call the number on your statement and verify information with a known good number.

Maybe if departments in Citi spoke to each other, your services would not be needed as much.  I'm in negotiations with them over modification of my mortgage so obviously I'm still in the house.  So you leave the brown envelope hanging on a door.  You don't have to ring the doorbell and if I were home I wouldn't give you any information. There are no need for your visits if we're talking to the bank and have had recent contact.  Besides, the envelope contents should identify who they want us to call.  None of that in this envelope so I am figuring scam.  You're just defending the scam from knowing Citi's methods.

No, this number is not a scam.  I was suspicious of this as it does not seem like a professional way to conduct business, but I did diligent research and concluded that it was a legitimate Citi number, so I called it since we are in the process of a loan modification and I did not want to jeopardize the process.  After navigating through a couple of automated voice prompts, I reached a very helpful agent who was able to see that we were in the loan mod trial period and were current with everything.  She apologized and explained that these notices are sometimes left as part of their collections process and they would cease once the trial period was over and we received a permanent modification.  We shall see about that, of course, when the time comes.  For now, I was told I could ignore them if any more notices are left at my door.

Unless the notice was left at the wrong address, it should be considered a legitimate request for information from Citi.

Actually it is the citimortgage servicer that send those creeps to you home to see if you abandons it so they could streamline the firclosure by creating false doc by Robosigners. The reason is, citi got burned for trying that and homeowners who hired lawyers had the foreclosures stalled or thrown out because of the robos just ignore it. They just want to know if you abandoned it so it would be easier to take the house from you in court. Lol

It doesn't matter if this message is real or not.  It is so sleazy, and [***] looking that it looks like a scam, even if it is a real phone number.  If it is real, can't Citi Mortgage, a multi billion dollar company put something on the door that cost more than 5 cents, and can't they hire people to fill a notice out that does not look like one of Obamas Hitler Youth Movement filled it out.  You pay a fortune every month in a mortgage, where the mortgage company gets 250-300% more than the property is worth over the life of the mortgage.  You lose your job, you lose you health, and the sleaze factor starts attacking you.  Instead of being a highly productive member of society, your suddenly a sleazebag, and the lawyers treat you as such.  They bailed out the bankers, but the little guys are left to die off.  Now with Obamacare, we have to pay higher rates for the free medical care provided for the 140 MILLION illegals in the USA.  Now they don't have the crummiest jobs any more.  I know several in the unions making $75,000. a year.  There are no more jobs for American born people.

    Really? replies to Bill
You do realize that people doing this very job of property inspections are more than likely American born citizens and just doing a job so they too can pay their mortgage to possibly even the same big bank....and overall be a "highly productive member of society" right?  I'm not sure why you felt the need to insult their visual appearance or throw in some hate speech (which always discounts your argument/point in it's entirety).  I'm not sure what you do for a living but clearly you feel it makes you much more of a person than these people hired to leave notices - the people you seem to think are lesser than.   And what exactly do you want them to put up instead of something "that cost more than 5 cents" a placard for all to see? Secondly, someone's personal appearance has nothing to do with their ability to do a job and shame on you for passing judgement on someone you know NOTHING about.

Look, I'm not saying that the whole system isn't a mess, but just like you - one of "the little guys" - these very people are just a part of the masses trying to make it by.  I have worked in REO and have done property inspections, remember WE are not trying to take your home - we are just working for the big banks.  Sometimes we go to do a property inspection only to find out the owner left the door open or unlocked and some kids decided to have a party in there and kick holes in all the walls and tear sinks and doors down costing the bank a lot of money. (Yeah I know, no one feels sorry for them so don't think I for one sympathize with the banks for a second).

The banks have to protect their assets, no matter how crooked, terrible or whatever they are...because remember you don't own that home until you have paid it off and hold the actual title.  It's the same with cars...don't pay your car loan for a month or two and just wait...you'll be getting calls, letters and will probably start seeing a tow truck cruising around your neighborhood.

A loan is a loan - you promise to pay for whatever it is when you sign for it.  Whether it be a car, a house, a personal loan that you put up collateral for, etc.

Really people? Look the people that deliver these things are on 1099, for those of you who don't know, commission. It is their JOB to go to these properties and take a couple of pictures to PROVE they've been there and GET PAID for the driving around and delivering this stuff. They are sent out by whatever company they work for, which is a local property preservation company. This company gets these orders from a nation company such as Safeguard Properties or Field Asset Services who have been contracted by the banks who hold the mortgages on these properties. I have been sent to properties that have been abandoned but set up to look occupied from the street just to screw over the banks for whatever reason. All the people who deliver these things know is whats in LESS THAN TWO SENTENCES of work order that tells them what to write in the blank envelopes they are sent. If they don't do the MINIMUM of TWO pictures required by the banks who wanted this done then guess what? they don't get paid. Most likely they'll be let go from their job as the company won't be paid for the orders done either and they'll instead receive whats called a followup to go back out for free. Threatening them, throwing things at them, give ya a hint that's assault. We have no control over what the numbers connect to, its just what we are told to give you by the National Companies who are told what to tell us by, *shock* the BANKS!!! Try and remember that the people who are doing this are only doing their jobs, and the only reason I haven't stopped in the middle of an order to call the cops on people who seem to have the mistaken impression that I'm there to take their house and thrown things at me and threatened me is that I HAVE KIDS AT HOME TO FEED! I don't get paid any more to sit around and fill out a police report stating that you attacked me, I don't get paid to sit in court and repeat myself ad nauseam to the judges and juries. If you break my car windows I have to pay for it out of pocket, which has to come out of money otherwise usable to pay bills and feed my family. So what? you're angry that either you're not paying your bills or there's a typo somewheres and instead of being a mature adult you're going to take it out on someone who's doing everything they can to make sure you get these notes as early as possible so you have the best chance of fixing the issue in your favor and attack them verbally or physically? Real nice. I'll make sure to take note that this is acceptable behavior and figure out your job and go there and scream and holler at you and throw things at you. Oh wait, no I won't, because that's not appropriate. And if I do encounter someone I never am rude to them, guess other people are just having bad days or their mothers missed a few well placed bars of soap.

Get over it and yourself. It wasn't too long back I was reading articles on you so called "picture takers" breaking into occupied homes that where not in foreclosure and totally going through folks dressers, closets and kitchens and making a total mess of it while being there to do this job.  And it wasn't once, it happened three times to one lady while she was away at work.

How does invasion of privacy and trespassing sound? Ring a bell?

Maybe you should all call and make appointments so someone can actually be there and be notified in advance rather then have some stranger show up trespassing. You put yourself in danger, after all, thieves are known to case places for theft before the fact..

And never assume, some people buy property for rentals.. an empty home doesn't mean its abandoned, let alone in foreclosure.  We all know what assume breaks down to..  Try not to go there.

In case you're interested in what sort of people run CitiMortgage, (CitiGroup's mortgage unit) here's a Bloomberg article about a woman named Sherry Hunt, a CitiMortgage VP who found so much corruption in falsifying mortgage applications, she finally blew the whistle to the SEC and sued with the help of the US DOJ:

"On March 29, 2011, Hunt walked into CitiMortgage’s human resources department in O’Fallon and told them everything: how the bank had been routinely buying and selling bad mortgages for years, how the fraud unit wasn’t doing its job and how the quality-control people were being pressured to change their ratings."

Here's how the matter ended--sort of:

"There was no testimony and no trial. Citigroup admitted wrongdoing on Feb. 15 and paid the $158.3 million to settle. In a press release the same day, Citi said it was pleased to resolve the matter."
    http://www.bloomberg.com/news/2012-05-31/woma ... 31-million.html

The fact is CitiMortgage and CitiGroup played a significant role in the whole 2008 subprime mortgage bubble and the near destruction of the US economy.  Per the article:

"At the mortgage-processing factory in O’Fallon, Hunt was working on an assembly line that helped inflate a housing bubble whose implosion would shake the world. The O’Fallon mortgage machinery was moving too fast to check every loan, Hunt says."

That's why well over 45 BIllion in US taxpayer money had to be used to bail out CitiGroup.

Knowing anything about CitiMortgage and the people who run it, I believe, would give anyone pause about trusting anything any of them say.   They have already been proven liars and worse by their own employees in SEC proceedings.

I got one of these today. The note said this:  "IMPORTANT PLEASE CALL 866-940-5787 Please be ready to give your account number". No wonder people think this is a scam. If this is from Citimortgage why would they not identify it as such? This envelope did not have any identity on it. I was on the phone to a friend who thought I should call the police because scams like this happen all the time. I got online here to find this thread. Anyone could have been scoping out my house. As for foreclosure we are working with several agencies to get this situation worked out. Why would I just assume this was legit?

My mother in law passed away recently and my husband was just named the administrator of her estate through the probate court.  CitiMortgage was called immediately after my mother in law's passing and the mortgage is barely more than a month behind.  My husband checks the house daily and after work, found the brown envelope in the door.  The card had nothing but the phone number on it - no name or company listed to let us know who wanted us to call which in my opinion, is a bit unprofessional.
My mother in law died deeply in debt and my husband's family cleared her house out of every valuable she had to her name before my husband could get the keys or get anything started through probate court.  The house is in a terrible neighborhood (we witnessed a drive by shooting there over 10 years ago and the shells fell right in front of the driveway) and quite frankly, she owed well more on it than they could ever expect to get if they were to put it on the market no matter what they did to the place.  That being said, if CitiMortgage doesn't want to be reasonable and work with us, and they want to just opt to immediately foreclose on the place - they are more than welcome to it.  All things considered, it would make the most financial sense for them to be reasonable, but if they would rather waste a ton of money and take the house - they can knock themselves out.
